Responsibilities


The ideal candidate will be working on projects from planning to completion.  During the procurement phase, the Senior Project Manager / Construction Manager may participate in:


  • Design Build team procurement process.
  • Development of the Request for Proposal (RFP) documents.
  • Project stakeholder engagement.
  • Coordination with the criteria architect, engineers, and the campus team.
  • Design-Builder pre-qualifications.
  • Proposal evaluations.
  • One-on-One meetings.
  • RFP award.


After award, the candidate, along with the project team will undertake design management throughout design development, permitting, and construction management duties through the end of the project:


  • Participation and leading in a variety of meeting types, including leading design phase meetings, writing reports and giving presentations,
  • Engaging with Subject Matter Experts, Peer Reviewers & Stakeholders,
  • Responding to RFI's, Submittals, and Change Order Request (CCR's),
  • Preparation of project research, reports, and recommendations,
  • Collaborate with the Joint Venture and Design Team members,
  • Provide oversight to ensure that the project is delivered on time, assist in quality assurance, and within the project budget,
  • Coordinate between multiple project participants, i.e. the owner/client project management team, design build team, subcontractors, and other owner project support groups (i.e. Facilities Services, IT Support, Environmental Health & Safety, and Transportation),
  • Conducting financial, technical, and operational risk assessments and advising on risks, opportunities and potential hazards,
  • Review and advise on designs, to ensure they meet regulatory, funding and legislative requirements,
  • Assist in the management of the conditions and requirements of the contract, to ensure design and construction standards, specifications, code requirements, etc. are being met during the design process,
  • Evaluate Design Build ideas and recommendations,
  • Peer Review Pay Applications, Task Orders and Change Orders,
  • Interface between Subject Matter Experts and Project Managers.


Throughout the project, the candidate must work with the highest of standards to ensure Quality, Risk and Contract Management along with Project Coordination.


Qualifications


  • No less than seven (7) years’ experience as a Project Manager or Construction Manager.
  • Experience working in Design, Construction, and/or Management on University or Community College; Education or Healthcare projects is a plus.
  • Design Build Experience is a plus.
  • Experience as owner support or owner representative in the construction industry is a plus.
  • Ability to work under pressure and within tight schedules.
  • Superior communications skills – conflict resolution.
  • Strong team player and dependable.
  • Ability to maintain discretion of proprietary information.
  • Experience working with groups in remote locations.
  • Experience with project scheduling
  • Knowledge and practical experience with Microsoft office and project management software.
