Key Responsibilities:


Project Planning & Coordination:


  • Lead the overall planning and coordination of multifamily construction projects from pre-construction through to completion.
  • Collaborate with architects, engineers, subcontractors, and other stakeholders to ensure design and construction align with project goals, budget, and schedule.
  • Develop and maintain detailed project schedules, ensuring key milestones are met.
  • Coordinate with local municipalities to ensure compliance with all permits, zoning requirements, and building codes.


Budget & Cost Management:


  • Prepare, manage, and track project budgets, ensuring projects stay within financial constraints.
  • Review and approve subcontractor invoices, change orders, and purchase orders.
  • Monitor and manage project costs to avoid cost overruns and ensure financial goals are met.


Team Leadership & Collaboration:


  • Manage and supervise on-site construction teams, subcontractors, and suppliers to ensure quality, safety, and schedule adherence.
  • Conduct regular site visits to ensure construction progress is on track and resolve any issues or delays.
  • Foster strong communication and collaboration between the project team, clients, architects, and other stakeholders.


Risk Management & Problem Solving:


  • Identify potential risks and challenges to project delivery and develop mitigation strategies.
  • Address and resolve issues such as scheduling conflicts, supply chain delays, contractor disputes, and safety concerns quickly and efficiently.


Quality Control & Safety:


  • Ensure that all construction work adheres to high standards of quality and safety.
  • Enforce compliance with safety protocols and regulations to maintain a safe work environment.
  • Perform quality assurance checks and inspections to ensure all deliverables meet or exceed client expectations.


Reporting & Documentation:


  • Provide regular updates and reports to senior management and stakeholders on project status, including schedule, budget, risks, and milestones.
  • Ensure accurate and timely project documentation, including contracts, change orders, RFIs, and daily reports.
  • Maintain detailed records of project performance, inspections, approvals, and correspondence.


Client Relations:


  • Serve as the main point of contact for clients, ensuring their needs are met and concerns are addressed.
  • Build and maintain strong relationships with clients, subcontractors, and key project stakeholders.


Qualifications:


  • Education: Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
  • Experience: Minimum of 5 years of experience in construction management, with a focus on multifamily residential projects.
  • Certifications: PMP (Project Management Professional), CCM (Certified Construction Manager), or equivalent certification is a plus.


Skills:

  • Proficient in project management software (e.g., Procore, Builder trend, MS Project).
  • Strong knowledge of construction practices, building codes, and local regulations.
  • Excellent leadership, communication, and interpersonal skills.
  • Ability to manage multiple projects and deadlines simultaneously.
  • Strong problem-solving and conflict-resolution abilities.
