The Role: 

Cultivate Power is seeking a Transaction Associate on the Development team. This individual will support transactions for the sale of fully developed solar and storage projects. The Transaction Associate will manage important logistical, documentation, and coordination activities necessary to complete the sale of projects. The person will work collaboratively with the entire solar development team and report to the Illinois Senior Development Manager in our Chicago office.  

 

The role includes activities often performed by a paralegal, real estate analyst, and project closeout associate, bringing those activities together in a cross-functional role. The Transaction Associate will work closely with the Development, Project Finance, and external Legal teams. Examples of key activities include, dataroom setup, closing checklist management, preparation of disclosure schedules, document signature coordination, loan draw documentation, regulatory form submissions, and more. As the Transaction Associate learns on the job, there will opportunity to grow their skillset by answering counterparty diligence questions, providing support related to real estate, title, land lease amendments, as well as supporting loan draws/compliance and other key activities on multi-million-dollar infrastructure projects 

 

An excellent candidate is: detail-oriented, highly organized, a clear communicator, a team player, and has relevant transaction experience. Candidates should also be excited by our mission of empowering communities and renewing the grid.  

 

This role will be based in our Chicago office with occasional travel (2-4 times per year) for company-wide Team Weeks and for training or meetings at our San Francisco or Santa Monica office locations.  


Essential Duties and Responsibilities: 

  • Project closing support: 
  • Organize datarooms 
  • Manage transaction checklists in collaboration with project developers and project finance teams 
  • Populating disclosure schedules 
  • Prepare closing documentation certificates and exhibits 
  • Answer diligence questions (with support from Development Team) 
  • Coordinate funds flow  
  • Coordinate and ship document signatures 
  • Support real estate and title coordination 

 

  •  Development support: 
  • Support real estate contract execution 
  • Submit regulatory documents  

 

  • Support real estate and title work 
  • Maintain and create project LLCs 
  • Process payments 

  

Requirements: 

  • A bachelor’s degree and 4-10+ years working experience 
  • Highly organized 
  • Strong work ethic and ability to self-start in a fast-paced environment 
  • Demonstrated team-first mentality and willingness to do whatever it takes 
  • Positive attitude 
  • Clear communication skills 
  • Strong Microsoft Office skills  
  • Preferred: prior experience with “Essential Duties and Responsibilities” described above
