Construction Manager

POSITION OVERVIEW
Precision Investments is seeking a skilled and proactive Construction Manager to oversee the renovation and improvement of shopping centers within our portfolio, while acting as the single point of communication to the partners of the company, all contractors, tenants, and property managers, as well as to advise the partners of the company when evaluating acquisition opportunities. Key responsibilities include: preparing budgets and timelines for leadership approval, tracking and controlling construction costs against the budget in order to avoid cost overruns, regularly monitor project progress, perform site inspections, and meet major delivery deadlines; ensuring quality standards are met while holding contractors accountable; managing tenants in applying for permits, staying on schedule, and staying on budget; maintaining strong communication with internal teams, stakeholders, tenants, city officials, and property managers to keep all parties informed of project updates; and ensuring compliance with building, safety, health, and environmental codes while maintaining safe and clean job sites.
This candidate needs to be experienced in construction management, able to oversee quality construction projects at below-market prices, fast-paced, able to balance multiple and competing priorities simultaneously with shifting priority levels, accountable, organized, detail-oriented, proactive with considerable initiative and drive, adept at swiftly diagnosing and resolving construction and maintenance challenges, possess excellent business communication skills as well as the ability to listen, have a positive attitude and professional demeanor, and willing to utilize and adapt to new technologies.
RESPONSIBILITIES
- Oversee and manage all phases of construction projects from planning and budgeting to execution and closeout
- Selection, coordination, oversight & management of people, materials, budgets, schedules & contracts
- Oversee the scheduling, delivery & use of materials
- Schedule and manage subcontractors and sub-contractor relationships in order to complete construction on schedule
- Establish and implement new company processes
- Sit in and participate in internal acquisition and property management meetings
- Provide ballpark budgetary pricing to be used in acquisition underwriting
- Obtain 3 bids over certain thresholds, and 5 bids over larger thresholds
- Provide recommendations for value engineering
- Collect W9 and lien waiver before payment is made to each vendor
- Work with lender to obtain construction loan draws
- Keep software organized showing each project expense in real time. Review and approve change orders, invoices, and other project-related documentation.
- Prepare weekly, monthly & quarterly reports
- Insurance: Obtain and maintain necessary insurance policies and coverages for scope of work and various labor needs
- Diagnose and resolve complex construction & maintenance challenges, ensuring minimal downtime
- Demonstrate excellent skills in supervising teams and collaborating with vendors for streamlined operations
- Able to see the Big Picture while maintaining focus on the day-to-day details that result in a successful construction project
- Facilitate tenant improvement projects, coordinating with tenants to minimize disruptions and ensure timely project completion
QUALIFICATIONS
- Minimum of 5 years of experience in construction management, preferably in retail or commercial properties.
- Knowledgeable about commercial HVAC, plumbing, roof and electrical systems as well as framing, painting and flooring installation.
- Proven experience with tenant improvement projects and capital expense management.
- Knows how to navigate city halls.
- Understand contracts, plans, construction methods & regulations
- Strong project management skills with the ability to manage multiple projects simultaneously.
- Proficiency in construction management software and Microsoft Office Suite.
- Excellent communication, negotiation, and problem-solving skills.
- Knowledge of building codes, regulations, and safety procedures.
- Ability to work effectively with various stakeholders and lead a team to project success.
- Willing to utilize and adapt to new technologies in an effort to enhance company efficiencies.
