Compensation: $110,000 base + plus bonus ($10k - $50k).


This is an on-site role located in Greenway-Upper Kirby area.


Overview:

The Asset Manager will drive the business plan for our Client’s properties and oversee the property management team. You will be responsible for leasing, capital improvements, budgeting, and occasionally, financing.

Responsibilities:

Protect company interests in all aspects of leasing, including performing lease review, verification, and finalization.

Manage all vendors and leasing teams in order to maximize the value of the investment.

Negotiate and approve leasing proposals and capital expenditures throughout the course of the year, and monitor the cash flow from the investment.

Review and approve the annual business plan, leasing plan, capital program, and operating budgets for each asset.

Participate in the due diligence review for new investments including lease reviews, operation reviews, and assessment.

Coordinate analytical support work/proformas/return analyses.

Drive best practices and standardization in real estate and provide construction support, in coordination with operational leadership and facilities management.

Responsible for the knowledge management, capture & sharing, of real estate functional excellence.

CEO Support.

CRE Underwriting, Acquisitions, refinancing, Sales, Vendor Manager, P&L Responsibilities, and Reporting.


Experience:

Minimum five years of real estate experience with asset management and transaction experience in multiple product types preferred

Relevant institutional real estate asset/portfolio management experience in the office and industrial, and retail

Strong project management and team skills

Thorough understanding of real estate investment structures

Strong analytic skills and the ability to train supervise and develop junior team members

5+ years of experience within Asset Management, Property Management, or Commercial Real Estate preferred

Education and Certifications:

Bachelor/Master’s Degree in Real Estate, Finance, Business Administration, or Communications

LEED, CPM, RPA, PMP or ARM (preferred)
