The Associate General Manager of Destin Commons shopping center supports the SVP of Retail & Commercial Asset Management in achieving property-specific business goals and metrics as it relates to retail and office performance. This role involves leading the property team, fostering community connections both in the center with local store management and in the community, and ensuring operational excellence while adhering to safety and health standards. Key responsibilities include maintaining a clean and well-kept property to enhance the guest shopping experience, preparing and managing multi-year capital and operating expense plans, and understanding key property metrics such as net operating income, cash flow, and occupancy.

The Associate General Manager collaborates with the SVP of Retail & Commercial Asset Management to develop the property team, ensuring compliance with company policies and procedures. Building strong relationships with store managers as well as with corporate departments (Leasing, Accounting, Finance, Marketing, National Operations, Human Resources, and Development) to meet property and corporate objectives. Additionally, the role involves identifying opportunities for meaningful partnerships that enhance community connections and support corporate sustainability efforts.


Responsibilities:


  • Property Management: Maintain a clean, well-maintained, and safe property, participate in management duty rotation, and serve as the on-call executive for property issues.
  • Property Improvement: Identify and present opportunities and amenities to improve overall guest and tenant experience on property
  • Financial Planning & Analysis: Prepare and manage multi-year capital and operating expense plans, analyze key property metrics, and support real estate tax strategies.
  • Team Leadership & Development: Assist in developing the property team, ensuring policy compliance, and learning to lead all mall team members effectively.
  • Corporate & Community Relations: Build relationships with corporate departments, create partnerships to enhance community connections, and maintain strong tenant and community relations.
  • Marketing & Leasing: Participate in leasing and marketing activities including Farmer’s Market, optimize short-term leasing performance, and develop property marketing plans to increase foot traffic at the center and boost revenue and sales.
  • Operational Excellence: Ensure high operational standards, support sustainability efforts, and monitor accounts receivables to meet company objectives.
  • Safety & Security: Support the implementation of property safety and security strategies including crisis and emergency management.
  • Administrative & Compliance: Understand and follow all administrative and company policies to protect and enhance the value of the owner's real estate assets.
  • Tenant Coordination: Work with Operations Manager in understanding landlord projects and Tenant Build outs.
  • Other Duties: Assist in translating center objectives into operations, marketing, and leasing strategies, analyze financial reports to achieve targeted NOI growth, and perform other assigned duties.

Qualifications:

  • This role is designed to prepare the candidate to become the General Manager within 24-36 months.
  • Bachelor's degree or equivalent experience
  • Minimum 5 years of experience in Operations, Facilities, or Property Management
  • Strong understanding of property metrics, financial reports, and sustainability practices
  • Proficiency in reading blueprints, CAD drawings, and schematics
  • Experience in property management, team leadership, and marketing/leasing strategies
  • Excellent organizational, communication, and interpersonal skills
  • Ability to develop community and corporate relationships
  • Commitment to high operational standards and enhancing guest experiences
  • Solution-oriented, results-driven, and adaptable to changing environments
  • Basic to moderate computer skills (email, Excel, Word, online order systems, Microsoft Office, Microsoft Teams, Yardi)
  • Valid Driver's License and ability to lift to 50 pounds
