We are seeking an experienced and highly motivated Superintendent to oversee the construction of a multifamily residential project from inception through completion. The ideal candidate will have a strong background in construction management, specifically in multifamily or residential projects, and a proven ability to lead and coordinate teams, ensuring that projects are completed on time, within budget, and to the highest quality standards


Key Responsibilities:


Project Oversight:

  • Supervise and manage daily construction activities on multifamily residential sites, ensuring safe, timely, and quality construction processes.
  • Ensure all construction work aligns with project specifications, drawings, local building codes, and regulations.
  • Monitor project schedules, manage deadlines, and resolve any issues that may cause delays or budget overruns.


Team Management:

  • Direct and supervise subcontractors, laborers, and site workers, ensuring productivity, safety, and quality control standards are met.
  • Lead and coordinate the efforts of all personnel on-site, ensuring clear communication and efficient workflow.
  • Provide guidance, training, and performance feedback to field personnel.


Quality Control:

  • Inspect the work of subcontractors and construction workers regularly to ensure it meets the project’s quality standards.
  • Identify and address any construction defects, deficiencies, or compliance issues immediately.
  • Conduct regular site inspections and punch lists to ensure final project quality and adherence to specifications.


Safety and Compliance:

  • Enforce safety protocols and practices on the construction site, maintaining a safe work environment.
  • Ensure all workers are equipped with the proper safety gear and follow OSHA and other relevant safety standards.
  • Conduct safety meetings and job-site walkthroughs, addressing any potential hazards or safety concerns.


Budget and Cost Management:

  • Collaborate with the project manager to track project expenses and avoid cost overruns.
  • Monitor material usage and waste, coordinating procurement of supplies, materials, and equipment.
  • Assist in value engineering efforts and recommend cost-effective solutions without sacrificing quality or safety.


Client and Stakeholder Communication:

  • Maintain effective communication with project managers, architects, engineers, and other project stakeholders.
  • Provide regular updates to senior management regarding project progress, potential issues, and solutions.
  • Address and resolve any client concerns promptly and professionally.


Documentation and Reporting:

  • Keep accurate and up-to-date records of daily activities, labor hours, equipment usage, and progress on the project.
  • Submit daily reports to the project manager, including any changes, delays, or issues encountered.
  • Prepare and submit any necessary paperwork related to permits, inspections, and other project compliance requirements.


Requirements:


Education:

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred).
  • Equivalent combination of education and experience will be considered.


Experience:

  • Minimum 5+ years of experience in construction, with at least 3 years in a supervisory role on multifamily or residential projects.
  • Experience with ground-up multifamily construction, including apartments, townhomes, and mixed-use buildings.
  • Strong knowledge of building codes, regulations, and safety standards.


Skills:

  • Proficient in construction software and tools (e.g., Procore, Buildertrend, Microsoft Project).
  • Excellent communication and leadership skills.
  • Ability to solve problems, manage conflicts, and make quick, effective decisions under pressure.
  • Strong organizational skills with the ability to manage multiple tasks and projects simultaneously.


Certifications (Preferred):

  • OSHA 30-Hour Certification.
  • First Aid/CPR Certification.
  • LEED accreditation (preferred for sustainability-focused projects).
