Job Overview:

We are seeking a skilled and proactive Asset Manager with a strong background in managing light industrial properties. The successful candidate will be responsible for maximizing the value and performance of a portfolio of industrial assets. This role requires expertise in financial analysis, property management, and tenant relations, with a focus on optimizing operational efficiency and achieving strategic goals.


Key Responsibilities:

  • Portfolio Management: Oversee and manage a portfolio of light industrial properties, focusing on maximizing asset value, ensuring high occupancy rates, and driving revenue growth.
  • Financial Analysis: Perform in-depth financial analysis, including budgeting, forecasting, and performance tracking, to ensure assets meet or exceed financial objectives.
  • Lease Administration: Handle lease negotiations, renewals, and terminations while maintaining strong tenant relationships and ensuring lease compliance.
  • Property Optimization: Identify and implement strategies to enhance property performance, such as cost reduction initiatives, capital improvements, and market repositioning.
  • Market Analysis: Conduct market research to stay informed about trends, property values, and competitive positioning within the industrial real estate market.
  • Tenant Relations: Build and maintain positive relationships with tenants, addressing their needs and concerns to ensure high levels of satisfaction and retention.
  • Risk Management: Identify and manage risks associated with the portfolio, including insurance, environmental issues, and regulatory compliance.
  • Acquisitions & Dispositions: Support property acquisitions and dispositions by conducting due diligence, financial modeling, and coordinating with relevant teams.
  • Reporting: Prepare and present regular reports on portfolio performance, including key metrics, challenges, and opportunities, to senior management.


Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
  • 6+ years of experience in asset management, preferably within the light industrial sector.
  • Strong financial analysis and modeling skills.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proven ability to manage multiple properties and projects simultaneously.
  • Familiarity with real estate market trends and regulations, particularly in the industrial sector.
  • Proficiency in property management software and financial reporting tools.

Preferred Experience:

  • Prior experience managing light industrial properties is strongly preferred.
  • Experience with lease negotiations and tenant relations in an industrial setting.
  • Knowledge of local and regional industrial real estate markets.
