In this role, you'll be pivotal in maximizing the performance of a $750M portfolio of select- and full-service hospitality assets. Your responsibilities will include driving execution in key areas of the portfolio including operations oversight and increasing the effectiveness of our oversight of the portfolio through reporting and data management. Additionally, you will support the Investor Relations function, coordinating accurate records and reports for the capital behind the First Investors portfolio.


Real Estate Modeling-Model complex cash flows, partnership structures and other ad hoc analysis to report asset performance, evaluate scenarios, and enhance asset values. Prepare annual hold/ sell analysis.

Asset Plan Execution–Provide analysis and support to execution on asset strategy, including oversight of third-party management initiatives, coordination of planned & unplanned capital expenditures, coordination of due diligence for refinancings and asset dispositions. Support asset value enhancement opportunities at both the portfolio and asset level through analysis and project management.

Property Reviews–Review property financials, booking pace, and STR Reports and compare to plan; identify variances and unfavorable trends. Work with SVP AM to evaluate performance trends and provide recommendations to hotel team for improvement. Track and coordinate property follow through.

Facilitate Investor & Capital Partner Relations–Coordinate information & reporting to equity investors, lenders, capital partners. Support upkeep of investor database.

Portfolio Reporting – Support SVP AM in maintaining performance visibility across the portfolio including maintenance of portfolio schedules such as cashflow forecasts, capex schedules, and debt covenant forecasts. Assist with quarterly report preparation and publishing.

Process Improvement–Identify new tools, techniques, workflows to be implemented to improve property-level results, as well as process improvement for oversight and plan execution effectiveness.

Participate in Site Visits–Regularly visit portfolio properties around the country to review asset physical condition, property marketability, and management team.

Cultivate Industry & Market Expertise–Leverage market research, site visits, their professional network, and other resources to contribute insights in each asset’s market and maintain an awareness of significant industry trends.

Represent First Investors–Attend industry conferences as a representative of First Investors and assist with various firm marketing and networking efforts.


EXPERIENCE/EDUCATION

  • 2+ years of experience in commercial real estate, preferably with a hospitality focus
  • Bachelor’s degree required; quantitative/analytical studies preferred


The position is based at the First Investors office in downtown Chicago and offers limited potential for remote work flexibility.
