This position is primarily responsible for the overall direction, sustainability, and continuing business management of our New Hampshire title brand. In addition, the successful candidate will be reviewing title abstracts; preparing title abstracts; making underwriting/insurability determinations; resolving title issues; preparing title reports and title commitments; reviewing proposed deed and power of attorney documentation; preparing closing statements/closing documents; conduct real estate closings; review/preparation of title insurance policies; and communicating with title insurance company attorneys, buyers, sellers, real estate professionals and lenders.
In this role, you will…
- Manage the day-to-day operations of the core title services
- Examine title abstracts prepared by independent contractors to determine ownership of land and property rights
- Examine available online registry records to complete in house title searches and prepare title abstract
- Analyze title documentation in accordance with applicable title standards to make title insurance insurability/risk determination
- Prepare Reports of Title and Title Commitments outlining title matters, liens, mortgages, exceptions, and requirements for issuance of title insurance
- Perform title clearing services and assist with title issue resolution
- Communicate and coordinate with underwriting counsel at title insurance carriers to obtain affirmative coverage for title matters when applicable times; refill supplies as needed and arrange for necessary repairs.
- Draft title/closing documents, including but not limited to, Deeds, Powers of Attorney, Escrow Holdback Agreement, Subordination Agreements, Lien Releases, Hold Harmless Agreements and Title Clearing Affidavits
- Issue Title Insurance Policies and ensure that all Title Commitment requirements have been properly satisfied
You possess …
- Juris Doctorate or equivalent degree from an accredited law school and four to ten years related experience and/or training; or equivalent combination of education and experience
- Membership in the State Bar of New Hampshire
- Previous experience required.
- Knowledge of local, State and Federal laws, ordinances, statutes regarding real estate and title law
- Ability to review closing packages for accuracy.
- Excellent written and oral communication skills.
- Ability to manage and multitask daily workload.
