Senior Project Manager - Commercial Construction

Description:

We are seeking a Senior Project Manager with extensive experience in ground-up commercial construction projects, particularly managing projects ranging from $25M to $50M+. The ideal candidate is adept at effective communication and coordination with owners, onsite staff, and back-office operations teams. Position Responsibilities:

  • Collaborate with the Project Executive to set up contracts, purchase orders, testing and inspections, submittals, samples, subcontractor and supplier lists, and project schedules.
  • Coordinate with the Estimator on project budgets, scopes, and identify potential challenges such as critical items or special hazards.
  • Oversee procurement of Letters of Intent.
  • Execute owner contracts as required.
  • Review and confirm all quantities with the Estimator.
  • Thoroughly review returned subcontracts before signing.
  • Execute and track critical path submittals.
  • Confirm project schedules with subcontractors and suppliers.
  • Finalize project budgets with the AP/AR manager.
  • Conduct a thorough review with the field superintendent of the plans and specifications for each project.
  • Organize weekly site meetings and monthly progress meetings.
  • Set up internal project hand-off meetings.
  • Process and execute change orders.
  • Conduct overall project reviews throughout the project on budgets and schedules.
  • Bi-monthly budget updates and weekly project schedule updates.
  • Ensure all testing and inspections are completed and meet specifications.
  • Prepare project meeting agendas.
  • Collaborate with the AP/AR Manager to process owner and subcontractor billings, approve codes and amounts, and release subcontractors after owner payment.
  • Manage final punch lists and close-out preparations, including final billings, O&M manuals, punch-out completion, substantial completion sign-offs, final inspections, and obtaining occupancy certificates with the city or state.


Minimum Qualifications:

  • A degree in Construction Management, Construction/Civil Engineering, Architecture, or a related field is strongly preferred.
  • 10+ years of experience in commercial building construction.
  • Proficiency in construction technology tools such as ProCore, SmartSheets, and BlueBeam.
  • A strong safety-first mindset.
  • Strong problem-solving skills with the ability to work independently.
