Primary Responsibilities:
The Construction Manager's primary role is to oversee the progress of their community and homes by managing trade partners, vendors, and consultants in a professional manner with the expectation of high-quality standards and customer satisfaction.
Overall Responsibilities and Duties:
- Manages the home-building process from start package to customer delivery
- Manage trade partners, vendors, and 3rd party consultants to achieve the timely level of quality and performance required to meet customer expectations.
- Intimate knowledge of construction scheduling process/procedure
- Comfortable working in and using BuildPro
- Inspect work progress/quality/completion and approve payment for acceptable work and materials in a timely manner
- Hold subcontractors and vendors accountable for complete work consistent with Stonefield Homes standards prior to authorizing payment
- Maintain in-depth knowledge of status/stage of each home on assigned sites
- Manage contract adherence as per issued scope of work for individual trade partners/vendors
- Knowledge of applicable building codes and municipal requirements
- Ensure homes are completed on or before scheduled closing date
- Maintain construction best practices on respective job sites
- Scope of work knowledge for each major vendor/trade partner working in our community
- Identify material needs, based on industry lead times, to ensure timely delivery of materials to homesites
- Identify common safety violations and instruct appropriate trade partners/vendors to correct the violations
- Communicate with and manage expectations of buyers
- Analyze problems and recommend solutions; keep management informed of any community issues
- Schedule, coordinate and inspect the activities of subcontractors and vendors
- Continual quality control of construction processes/stages
- Polished verbal and written communication skills
- Support co-workers through communication, assistance, and involvement within their community.
- 60 Day & 11 Month warranty resolution
Qualifications:
- Minimum 3 years of residential new construction experience
- Bachelors' degree or tenured experience in related field
- Knowledge of construction materials, production processes, quality control, general costs, safety protocols and other experience necessary for the effective construction management of new single family homes
- Valid drivers license and evidence state minimum required insurance
- Familiarity with Hyphen Solutions ERP - BuildPro, Brix
- Experience with a high volume regional or national homebuilder
- Experience recruiting quality subcontractors and vendors
- Bilingual in Spanish and English is a plus but not required

Schedule:
- Monday through Friday and occasional Saturdays (as required to maintain scheduling expectations)
