Apartment Facilities Maintenance Technician Responsible For The Following

  • Complete work orders in a timely manner based on priority
  • Turning and making units ready in between tenant occupancy
  • Completing repairs in property and apartment plumbing, electrical, carpentry, drywall, and HVAC
  • Assist in preventative maintenance as assigned
  • Exterior structural maintenance as needed
  • Assist in property grounds maintenance
  • Work with vendors to schedule work and inspect quality
  • Other duties as assigned

Typical schedule is M-F 7:30-4:30 with an on call aspect of approximately every 13 weeks.

Job Description

This is a standard classification intended for use in any type of technical and skilled trade facilities (i. e. Plumbing Maintenance Mechanic SS, Landscape/Horticulturist Specialist SS, Lead Day Services Worker SS, Preventive Maintenance Tech SS, Environmental Maintenance Mechanic SS, etc. ), regardless of location. Based on work load and location, some associates in this classification may provide multiple types of support, while others may specialize in one or two types of technical and skilled trades such as electrical, landscape, HVAC, preventive/predictive maintenance, or structural. REPORTING RELATIONSHIP: Reports to Supervisor/ManagerDIRECT REPORTS: None JOB RESPONSIBILITIES: Performs maintenance service and repairs in a specialized technical and skilled trade for the organization's facilities. Ensures maximum efficient operations of facilities and equipment, as well as the care of all support equipment. Ensures that all systems including utility infrastructure are fully operational and inspected in accordance with accepted standards and practices, including preventive maintenance schedules. Remains familiar with and complies with all Federal, States and local safety and environmental laws and regulations. LANDSCAPE/DAY SERVICE TECHNICIAN: Assists in the coordination and performance of landscape maintenance duties; Assists in maintenance of mechanical equipment and irrigation systems as directed by a supervisor; Assists with coordinating and performing snow removal. STRUCTURAL:Serves as part of a team responsible for carpentry, masonry, and painting functions as related to facility maintenance. ELECTRICAL:Serves as part of a team responsible for the layout, assembly installation, testing, repair and adjustment of electrical distribution and wire communications systems as well as electrical fixtures, apparatus, equipment and wiring such as motors, lighting fixtures, generators, circuit breakers and transformers. HVAC & HVAC OPERATIONS:Serves as part of a team responsible for HVAC maintenance. Assists with customer service requests including but not limited to: hot calls, cold calls, odor complaints. Assists with testing and inspection of water and life safety systems (sprinklers, fire pumps, emergency generators, etc. ). Administers chemical treatment programs; assists with maintenance, fire systems and emergency calls. PLUMBING:Will be part of a team responsible for plumbing, refrigeration and mechanical systems as they relate to facility maintenance. JOB REQUIREMENTS:Education: High school diploma or equivalent. Licenses/Designations: None Experience: At least two years of related work experience. Knowledge: General knowledge of HVAC mechanical and life safety systems. General knowledge of all codes, principles and techniques associated with installation, maintenance, repair and operation of HVAC mechanical systems and devices. Knowledgeable in mechanical test equipment. May have experience and skills in carpentry, painting, plastering, electrical maintenance, plumbing, HVAC maintenance and operations. . Skills/Competencies: Must have ability to install, maintain repair and operate moderately complex HVAC, plumbing, or electrical system and devices. Must be able to troubleshoot and test moderately complex HVAC mechanical systems and components. Must be able to interpret blue prints and electrical schematics. JOB CONDITIONS:Overtime Eligibility: Eligible (Nonexempt) Working Conditions: Building maintenance environment. Overtime and non standard work hours as needed. May be required to work non-standard and/or rotating shifts. May be required to work outside in various weather conditions. Requires the ability to lift and carry objects weighing over 50 ponds, and to push/move up to 100 pounds. Ability to lift, carry, walk, kneel, stoop, climb, balance, work from heights.
