Essential Duties and Responsibilities:
Project Management
- Oversee a variety of ground-up construction and renovation projects.
- Collaborate with owners, architects, and internal teams throughout all project phases, from preconstruction to turnover.
- Direct preconstruction activities, including sales, design coordination, budgeting, and bidding processes.
- Provide meaningful contributions to value engineering and propose alternative solutions to optimize project outcomes.
- Reconcile estimates with consultants and design team members.
- Deliver and present conceptual estimates to stakeholders.
- Facilitate communication and feedback among internal departments (Operations, Accounting, etc.), the project owner, and the design team.
- Establish and maintain strong relationships with clients, construction managers, consultants, architects, engineers, community representatives, trade unions, and regulatory agencies.
Design Management
- Apply critical thinking and problem-solving skills to proactively identify and resolve potential issues.
- Build and enhance relationships with owners and architects.
- Actively participate in meetings with owners, architects, subcontractors, and internal teams to align with project criteria.
- Conduct site visits to assess existing conditions.
- Review project documents to ensure completeness and accuracy.
Estimating
- Develop and analyze cost models during preconstruction and bidding phases.
- Maintain a comprehensive cost history database for use in budget and estimate development.
- Stay updated on industry trends in estimating methods, materials, construction techniques, labor costs, and productivity rates.
- Prepare detailed subcontractor bid packages in coordination with project managers.
Scheduling
- Create and monitor preconstruction schedules to track progress.
- Develop preliminary construction schedules, incorporating key milestones and phasing plans.
- Collaborate with the project operations team to refine and finalize schedules for distribution during the bidding process.
Project Setup
- Work with the operations team to define general conditions for each project.
- Coordinate with project teams and owners to plan site logistics and project sequencing.
