As the Asset Manager, you will work directly with the CEO and closely with the management team. This individual will take on various projects ranging from solving operational issues, driving alignment and executing on critical initiatives. The Asset Manager will work towards improving the efficiency of the organization by keeping teams accountable, prioritizing meetings and projects and making essential decisions.


Responsibilities include:

  • Support the acquisitions process
  • Assist in developing business plans
  • Provide advice on rents and costs savings opportunities
  • Propose value creation ideas
  • Perform due diligence
  • Prepare business plans and budgets
  • Execute and/or create the business plan for each asset
  • Create and manage KPIs for assets
  • Prepare the annual operating plan and capital budgets
  • Manage assets and operating results to be in line with business plans and budgets
  • Maintain deal model that provides actual financial analysis and reporting versus business plan
  • Provide historical and projected performance analysis
  • Track actual performance against investment projections
  • Propose solutions and manage toward achieving business plans
  • Frame cost / benefit analyses of potential capital improvements and renovations
  • Support the execution of capital improvement projects
  • Support ground-up development projects and manage initial lease-ups and transition from construction to property management
  • Manage 3rd party office and retail leasing brokers
  • Develop and implement effective leasing and tenant retention programs for office and retail assets
  • Support property level operations to achieve business plans
  • Manage financing process on an asset level by working with debt brokers, lenders, and the in-house team
  • Provide reports on performance, budget variances and significant changes in the market and property conditions to the external partners, lenders and management
  • Ensure the timely and accurate production of financial statements on both a property and portfolio level
  • Frame capital recycling strategies, create disposition buy/hold analyses and manage dispositions processes
  • Capital Improvements


Qualifications

  • Bachelor's Degree highly preferred
  • Ability to read income and expense statements preferred.
  • Core competencies and experience in property management and real estate finance strongly preferred
  • Strong verbal communication and public presentation skills is a requirement
  • Strong organization skills and ability to coordinate complex activities, prioritize conflict demands and meet deadlines.
  • Strong computer skills with a thorough knowledge of MS Word, Excel, and Outlook
  • Proficiency in real estate terminology and concepts is required
