As a Construction Project Manager at IMQA you will be responsible for overseeing and managing all aspects of construction projects in the Florida market with an immediate need to support a project in Miami Dade County. From initial planning and budgeting to project execution and completion, you will ensure that projects are delivered on time, within budget, and to the highest quality standards. This role requires strong leadership skills, exceptional project management abilities, and a deep understanding of the construction industry. The ideal candidate must have a proven track record with a GC / Commercial Construction company and a minimum of 5-10 years proven progressive successful construction experience.

RESPONSIBILITIES

The Project Manager is responsible for the overall management, coordination, performance, and financial success of each assigned project from inception through completion. This includes maintaining the budget, developing and managing the schedule, ensuring quality control, site safety, and the management and administration of all contractual responsibilities and obligations for complete client satisfaction.

The Project Manager will work closely with the Superintendent(s) and other Team Members through communication, leadership, and collaboration with the Owner to ensure that all project goals are met for complete project success. The ideal candidate will have an analytical mentality and great organizational skills. Additional responsibilities may include:

· Negotiate contracts with external vendors


• Collaborate with engineers, architects etc. to determine the specifications of the project


• Obtain permits and licenses from appropriate authorities


• Determine needed resources (manpower, equipment and materials) from start to finish


• Acquire equipment and material and monitor stocks for self-performed scopes of work.


• Support in the hiring of subcontractors and other staff and allocate responsibilities


• Supervise the work of laborers, mechanics etc. and give them guidance when needed


• Evaluate progress and prepare detailed reports


• Ensure adherence to all OSHA health and safety standards and report issues


• In collaboration with the Superintendent, lead and manage all Subcontractors for total project responsibility.


• Develops the initial Owner Pay Application Package for approval and maintains through-out the course of the Project.


• Develops and manages Subcontractor Requisitions, including lien releases and project payroll.


• Responsible for Project financial accuracy, reports, updates, and funding status.


• Tracks and ensures that all Permits are timely applied for, maintained during the course of the work and properly closed.


• Prepares field design change requisitions and "as built" drawings, as required.


• Prepares and disseminates all required documentation records such as status reports, punch lists describing work items to be done, sketches of work already completed, material requirement calculations, etc.


• Verifies that all completed work complies with applicable codes, drawings and specifications.


• Attends and coordinates meetings with the Owner, clients, or A/E representatives to coordinate design and construction efforts and on-going progress.


• Review all shop drawings and submittals for compliance with the plans and specifications.


• Controls the Owner Change Order Process


• Develops and maintains an efficient Project Close-out from Punch list through Warranties for timely completion in compliance with the Contract.


• Manages all Subcontractor close-out.


• Responsible for collection of Final Payment.

EXPERIENCE REQUIREMENTS

The ideal candidate must have a proven track record with a GC / Commercial Construction company while being professional and a motivated self-starter with a minimum of 5 years proven successful Commercial Construction Project management experience.

Education: Bachelor's degree in Engineering, Construction Management or related field is required. A combination of education and work experience may also be considered in lieu of degree.

SKILLS


• Proven experience as construction project manager


• In-depth understanding of construction procedures and material and project management principles


• Good knowledge of MS Office


• Familiarity with construction/ project management software


• Outstanding communication and negotiation skills


• Excellent organizational and time-management skills


• A team player with leadership abilities


• PMP or equivalent certification will be an advantage but not required


• Minimum 5 years as Project Manager of multi-family new construction or renovation projects, or similar Commercial Construction experience.


• Full knowledge of Windows Office Systems; particularly in Excel, Word and Outlook, etc.


• Familiarity and experience with ProCore or similar PM software required.

· Familiarity and experience with Primavera or Microsoft Project preferred

· Bluebeam or digitizing estimating software experience preferred


• Full knowledge of blueprint reading required.
