TWO positions available -- one full-time; one 75% time (until additional funding can be secured)

Primary Responsibilities Include:

· Manage overall schedule and material flow for the Habitat construction function, supervise construction contractors, and interface with volunteers and homeowners through all phases of the project.

· Independently schedule all phases of the project(s) to meet the required timeline for project completion.

· Follow anti-racist and affirmative marketing policies and procedures

· Develop and implement work plan for HUD project(s)

· Execute bid processes according to federal guidance

· Independently source and procure all construction materials, managing cost and delivery schedules to meet the construction/renovation timeline by having materials on site when needed.

· Independently schedule subcontractors for various tasks to meet the overall project schedule.

· Independently secure necessary permits and required inspections for each project.

· Independently schedule inspections with City or County inspectors as required.

· Perform final quality inspections of each home before closing or project completion and perform walk-throughs with each homeowner.

· Report progress to the Executive Leadership Team

· Ensure all work is compliant with 2CFR200 and the grant agreement

· Maintain required records for reporting purposes

  • Interact with granting agency personnel as needed
  • Follow all safety rules and requirements.

Bookkeeping & Accounts Payable

  • Support the maintenance of accounts and proper accounting records
  • Adhere to SOPs and other requirements for reporting expenditures
  • Work with finance staff to ensure grant expenditures are allowable and tracked properly
  • Support the preparation of monthly financial statements and payment request templates
  • Support the preparation of financial documentation, as needed, for grant funders
  • Preparation of reports, such as cost of builds, budget performance reports, functional expense analysis, etc.
  • Maintain approved vendor list and ensure current insurance policies, licenses, and affidavits are on file
  • Various record-keeping and monitoring activities for business accounts such as insurance, utilities, gas cards, etc.

Other

· General support of Executive Director related to the grant-funded project(s) including but not limited to

o Making calls on behalf of the organization

o Making copies including collating, stapling, hole-punching, etc.

o Preparing mailings

o Scanning documents

o Faxing/emailing documents

o Running errands

· Answer and direct phone calls

· Organize and schedule appointments

· Plan meetings and take detailed minutes

· Order office supplies and research new deals and suppliers

· Maintain contact lists

· Act as point of contact with internal and external clients

Minimum Education, Experience, and Skills:

  • Knowledge of lead hazard control
  • Experience working with housing codes and rehabilitation
  • Two years minimum experience in project management
  • One year minimum experience in construction management
  • Computer literacy with knowledge of the latest versions of Windows, Office (Word and Excel), and web-based email, including the Google Suite
  • Strong organization and communication skills
  • Strong leadership skills
  • Able to meet deadlines and pay attention to details.
  • Able to work well with all staff, independent contractors, and people of all races, faiths, and backgrounds

Desired Education, Experience, and Skills:

· Bachelor's Degree in construction, project management, or business administration

· OSHA certified

· Expert in local building codes

Job Conditions:

The position is full-time, managing two large grants subject to 2CFR200 rules and regulations. Work hours are flexible and will include some nights and weekends. This is a limited-term position contingent upon the continuation of funding and job performance.

  • Position reports to the ED and works closely with the Grants Manager and Finance staff.
  • This position will require some driving and is subject to periodic DMV checks for driving records and valid driver's license and insurance.
  • Some night, weekend, and overnight travel required.
  • This position is subject to a drug and alcohol screening, criminal background check, sex offender screening, and credit background check.
  • The Project Manager is expected to use discretion and independent judgment in carrying out their responsibilities and to represent the organization in a professional, knowledgeable, and collegial manner at all times while maintaining appropriate levels of confidentiality.
  • Must he able to obtain Habitat Construction Competent person and other HUD training required within fist 30 days of employment
