As a Property Maintenance Manager at Tripalink, you will play a crucial role in overseeing the maintenance operations of our properties to ensure they are safe, well-maintained, and aesthetically pleasing.

You will lead a team of maintenance technicians, coordinate maintenance activities, and ensure that all work is completed efficiently and in accordance with company standards and regulations.

Responsibilities:

  • Supervise and coordinate the activities of maintenance technicians, including scheduling, assigning tasks, and providing guidance and support.
  • Oversee the maintenance and repair of mechanical, electrical, plumbing, HVAC, and other building systems and equipment to ensure optimal performance and functionality.
  • Develop and implement preventive maintenance programs to minimize downtime and reduce repair costs, while ensuring compliance with safety regulations and industry standards.
  • Conduct regular inspections of properties to identify maintenance needs, safety hazards, and areas for improvement, and take appropriate action to address issues promptly.
  • Manage maintenance budgets and expenses, including monitoring costs, forecasting future expenses, and identifying opportunities for cost savings and efficiency improvements.
  • Coordinate with vendors, contractors, and suppliers to obtain quotes, schedule services, and ensure quality workmanship for maintenance projects and repairs.
  • Respond promptly to maintenance emergencies, including after-hours calls, and take appropriate action to resolve issues and minimize disruption to residents.
  • Maintain accurate records of maintenance activities, including work orders, inspection reports, and inventory of supplies and equipment.

Qualifications:

  • Bachelor's degree in Facilities Management, Engineering, Construction Management, or a related field; or equivalent combination of education and experience.
  • Minimum of 5 years of experience in maintenance management, preferably in the property management or real estate industry.
  • Strong technical knowledge and hands-on experience in maintenance and repair of building systems and equipment, including mechanical, electrical, plumbing, HVAC, and landscaping.
  • Excellent leadership and interpersonal skills, with the ability to effectively communicate, motivate, and manage a team.
  • Proven ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.
  • Knowledge of safety regulations, codes, and standards related to building maintenance and construction.
  • Proficiency in computer skills, including email, spreadsheets, and property management software.
$30 - $33 an hour
