The individual selected for this position will perform the following duties:
BUILDING INSPECTION COORDINATION
Serves as coordinator for widespread office support efforts to meet unique organizational needs. Specifically, assists the Facility Manager in providing routine building inspection services in office areas, storage spaces and mechanical spaces according to established protocol. Acts as liaison on behalf of the Facility Manager to follow up on issues building occupants may encounter in the facility. Utilizes customer feedback to improve the quality of service.
Serves as liaison between the AOC Facility Managers, Property Management Contractor (PMC) and the Administrative Office of the US Courts (AOUSC), their staffs and tenants to follow up on building issues. Analyzes building service requests for repair, services and maintenance of the TM FJB to determine whether requests fall under the jurisdiction of the AOC, the PMC or AOUSC.
Must be tactful and diplomatic in responding to unusual service requests. Receives and takes immediate action to resolve complaints. If necessary, refers issues uncovered during inspections to the accountable shop supervisor for resolution. Updates building occupants on work progress, offering a prognosis for its completion. Informs the Facility Manger of critical problems or failures of shops to take timely corrective action.
Performs inspections of building areas including offices, suites, hallways, stairwells, entrances, exists, rest rooms, parking garages and public areas for cleanliness and proper maintenance. Issues work order requests to the PMC and makes recommendations to appropriate personnel to correct deficiencies. Conducts inspections of building to identify violations of the building rules and regulations. Contacts appropriate staff to obtain immediate voluntary compliance with the regulations.
The incumbent is responsible for utilizing a thorough knowledge of and compliance with applicable AOC and Occupational Safety and Health Administration (OSHA) safety rules and regulations to ensure that work progresses in a safe manner and to initiate or take corrective action on unsafe conditions in managed areas. Provides or receives training, either on the job or through classroom training, to ensure that required Personal Protective Equipment (PPE) is utilized.
