Senior Planner Job Responsibilities:

● Conduct development reviews to ensure compliance with policies, ordinances, and the Comprehensive Plan.

● Provide guidance to the public, realtors, and property owners on development standards and requirements.

● Perform architectural design reviews for historic areas and designated corridors, including reviewing permits, amendments, and compliance plans.

● Inspect ongoing projects to ensure they meet approved plans and standards.

● Review and issue permits related to signs, trees, zoning, and site features.

● Prepare and present staff reports to boards, commissions, and councils for planning-related decisions.

● Manage complex planning projects as a Project Manager, providing technical reviews, evaluations, and recommendations.

● Communicate zoning requirements and development alternatives to property owners, contractors, developers, and engineers.

● Evaluate the success of community development programs and report on outcomes.

● Ensure compliance with federal, state, and local laws related to growth management initiatives.

● Coordinate zoning enforcement, business license reviews, and site inspections with internal staff.

● Manage consultant contracts, including defining scope, tracking budgets, and approving payments.

● Educate staff, boards, and the public on relevant planning and development topics.

● Assist with updates to comprehensive plans, ordinances, and long-term planning policies.

● Conduct site inspections to ensure compliance with applicable ordinances and regulations.

● Participate in after-hours meetings as needed.

Senior Planner Requirements and Qualifications:

● Education & Experience:

• Bachelor’s Degree in planning, urban design, landscape architecture, public administration, economic development, or a related field.
• Six (6) years of related experience in planning and community development, including architectural design and development review.
• Master’s Degree is preferred.

● Licenses & Certifications:

• Valid South Carolina driver’s license required.
• AICP Certification preferred.

● Knowledge, Skills, and Abilities:

• Strong knowledge of urban planning principles, architectural design review, and growth management practices.
• Familiarity with federal, state, and municipal legislation affecting planning and development.
• Proficiency in customer service and planning software tools such as Adobe Photoshop, InDesign, and Acrobat.
• Excellent written and verbal communication skills.
• Ability to build effective working relationships with staff, officials, and the public.
• Analytical skills for interpreting data, performing statistical analysis, and creating detailed reports.
• Ability to thrive in a fast-paced environment.
