Responsibilities

 

  • Responsible for responding to maintenance calls through a work order system and prioritizing accordingly to alleviate immediate problems.
  • Handle power and other tools as necessary.
  • Start and stop equipment.
  • Monitor and maintain the trash compactor, compactor room, trash room and dumpster, ensuring all areas are in order and clean.
  • Keep all tools and power equipment in good working order.
  • Assume additional duties as delegated by the Property Manager.
  • Ability to respond to emergency building issues requested by the property manager. This includes holidays, weekends, and evenings (24/7/365) to ensure proper work coverage, and respond to emergency requests, when necessary.
  • Operate, maintain, and repair (except when specific maintenance and repairs are performed by contractors) electrical, mechanical, HVAC and MEP equipment including, but not limited to:


  • Perform preventative maintenance and repairs on HVAC mechanical equipment including, but not limited to:
  • Change air filters.
  • Clean condensate lines in every unit
  • Cean mechanical rooms
  • Paint mechanical rooms, other areas of the building and equipment.
  • Perform routine inspections of mechanical rooms and equipment.
  • Maintain and repair unit common area systems including, but not limited to:
  • Restroom fixtures (toilets, urinals, sinks, garbage disposals, faucets, flush valves, valves, dispensers, etc.)
  • Appliance maintenance (refrigerators, microwaves, washers/dryers, stoves, ovens, etc.)
  • Common Area Maintenance (Locks, doors, touch-up painting, drywall, minor carpentry and wall repair abilities, flooring repairs, etc.)
  • Pull trash compactor cans outside for trash pick-up.
  • Empty all trash cans in trash room prior to trash pick-up.
  • Clean/power wash trash room
  • Blow out parking garage.
  • Keep drains in parking garage clear.
  • Replace light bulbs and fixtures as needed.
  • Complete special projects as assigned.
  • Inspect exterior and interior of building for issues with any building systems.
  • Order and maintain parts and equipment inventory.
  • Replace ceiling tiles as needed.
  • Check fire panel on daily basis.
  • Perform effective emergency maintenance.


Qualifications

  • Minimum of three years of experience in residential maintenance.
  • A valid driver's license.
  • Ability to respond to after-hours and weekend calls.
  • Ability to use a computer and handheld device to complete work orders, response promptly to emails and phone calls.


Skills

  • Ability to climb up and down stairs and ladders.
  • Ability to lift 50 lbs. or more.
  • Ability to work standing all day.
  • Ability to access remote work areas, i.e., crawl spaces, roofs.
  • Ability to use olfactory, auditory and visual senses.
  • Ability to utilize full manual dexterity (i.e., sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended).
  • Ability to meet highest attendance requirements.
  • Ability to accommodate varying work schedules.
  • Intermediate working knowledge of electrical and mechanical control devices.
  • Knowledge of basic hand tools, i.e., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.
  • Knowledge of power tools (pneumatic, electric, or engine drive) drill motors, saws, grinder, impact wrenches, and drain cleaner, power washer, floor cleaner, backpack blower, etc.
  • Ability to read and use shop manuals and drawings.
