Position Summary

Under general guidance, responsible for the overall administration of a project. The Project Manager works directly with the Superintendent and oversees Project Engineers to ensure contractual obligations and ownership commitments are fulfilled. In addition, the Project Manager supervises and directs the work of staff employees assigned to the project.

 

Responsibilities

  • Responsible for the budgeting, organization, implementation and scheduling of a construction project.
  • Controls staff employees assigned to the project; distributes work assignments and deadlines to meet the project schedule.
  • During Pre-Construction phase, the Project Manager is responsible for assisting Estimators in preparing bids, negotiating and preparing subcontracts and conducting Pre-Construction Meetings.
  • Coordinates project start-up procedures, such as office set-up, obtaining permits, satisfying regulatory requirements, establishing project billing and filing procedures, setting meetings, creating schedules, etc.
  • Monitors the project's compliance with building and safety regulations.
  • Develops subordinates.
  • Establishes positive relationships with subcontractors, clients, architects and suppliers.
  • Prepares various schedules and reports.
  • Monitors material procurement to meet the project schedule.
  • Ensures construction is in accordance with the latest contract documents and that any deviation, changes or omissions are properly documented.
  • Attends and participates at various project meetings.
  • Coordinates project close-out procedures/ reports; Certificates, Warranty, As-Built, etc.
  • Comes to work regularly and on time, follows directions, takes criticism, gets along with co-workers and supervisors, treats co-workers, supervisors and customers with respect and courtesy, and refrains from abusive, insubordinate or violent behavior.
  • Ensures contractual obligations are met, by studying drawings and specifications.
  • Analyze, manage and mitigate risk.
  • Runs the Staff Meeting.
  • Marketing


Qualifications

  • Ten (10) years construction experience.
  • Bachelor's Degree in Engineering, Architecture or Construction Management is preferred.
  • Ability to foresee problem issues, resolve conflicts and contribute solutions.
  • Strong leadership skills with the ability to speak comfortably for a moderate sized group.
  • Excellent communication (oral and written) and interpersonal skills in dealing with all levels of employees and outside contacts.
  • Extensive knowledge of construction processes and procedures.
  • Working knowledge of applicable laws, building codes and safety and environmental regulations.
  • Working knowledge of personal computer applications (MS word, MS Project, Excel, Bluebeam, CAD or Revit (preferred but not required)
  • Excellent time management and organizations skills.
  • Valid Driver's License and clean abstract.
