Job Profile – Multifamily Analyst

OakPoint Real Estate is seeking an Analyst to join their multifamily team within its’ Nashville office (located in the heart of the action on Music Row). The Analyst will report to the Director of Multifamily Investments and will have significant exposure to Senior Management. The position will be focused on the asset management and acquisition of multifamily properties throughout Tennessee, Alabama, and Texas. Periodic travel will be required as part of the job.


Responsibilities

As a Multifamily Analyst, you will play a crucial role in supporting our multifamily asset management and acquisition teams. Your responsibilities will include:


Asset Management:

  • Represent asset management on weekly operational calls with onsite property management teams.
  • Generate monthly financial reports showing variances to budget/underwriting with explanations.
  • Create and maintain financial models used for cash management and performance tracking.
  • Assist in various analytical tasks including financial variance analyses, hold-sell analyses, refinancing scenarios, tracking key debt terms, and those tied to business plan executions.
  • Abstract various documents including loan agreements, insurance policies, property management agreements, and capex contracts.
  • Prepare investment committee recommendations for major property decisions.
  • Assist in preparing quarterly property reports and investor letters.


Acquisitions:

  • Be involved in all aspects of property acquisitions including property tours, rent & sale comp analyses, financial models, due diligence, and business plan creations.
  • Compose deal memos discussing investment thesis, strategy, capitalization, and return profile for investment committee approval, as well as all marketing materials used to syndicate equity.


Market Research:

  • Stay informed about market trends, rental rates, and property performance.
  • Network with industry players via conferences, informal coffees, and various industry events.
  • Analyze market data to identify investment opportunities and risks.


Ad-Hoc Reporting:

  • Generate ad-hoc reports as requested by senior management.


Skills and Qualifications

To be successful in this role, you should have the following qualifications:

  • Bachelor’s Degree in Finance, Real Estate, Economics, Construction, or a related field.
  • 1-2 years of analytical work at a real estate investment firm (preferred).
  • Experience in multifamily investing and modeling (preferred).
  • Strong written and verbal communication skills with experience presenting information in an organized manner.
  • Pride in delivering a thorough and accurate work product.
  • A track record of going above and beyond, in work/school/whatever else you have done.
  • Proficiency in Excel (specifically cash flow modeling), Word, and PowerPoint. An Excel test will be given as part of the interview process, and it will focus on your ability to organize, summarize, analyze, format, and create a print-ready deliverable. You can leverage online resources to learn excel modeling (such as AdverturesinCRE.com), and it’s expected you know the basics in advance of your start date.
  • It’s expected that you take the time to learn the foundational metrics for evaluating a real estate investment including Net Operating Income, IRR, Equity Multiple, Cash-on-Cash, Capitalization Rate, Debt Service Coverage Ratio, LTV, LTC, and Debt Yield. Your knowledge of these metrics will be tested during the interview process.
