Those funds target value-add, core and core plus investments. Operationally Abacus specializes in market analysis, acquisitions, development and implementing its proprietary business plans. Though Abacus is headquartered in New York, we have regional teams based in Los Angeles, Dallas, Denver, and Miami.  

 

We are currently seeking a Regional Construction Manager to join the Abacus team based out of South Florida. 

We are looking for individuals with renovation and construction management expertise either in the multifamily or residential industry. The role supports the efforts of the Eastern Region’s team with a focus on renovating common spaces, development of new amenity buildings, apartment unit interior upgrades, building exterior improvements, site work and acquisition due diligence. Project work will require travel throughout the eastern United States.

 

Responsibilities/Skills:

 

We are seeking someone with 5-10 years’ experience in construction project management with a skill set that includes the following:

 

·       Self-starter – able to start and complete projects independently

·       Time management – use time effectively and efficiently, can attend to a broad range of activities across many disciplines, in many locations, with a variety of project teams

·       Ability to read & understand construction drawings & specifications

·       Experience with budget & milestone/schedule development, management and tracking

·       Experience with punch list creation, tracking and project close-out/turnover

·       RFP generation, interviewing, analysis & recommendations of project team assembly including designers, GC’s and subcontractors as required.

·       Experience with hard bid analysis and leveling with ability to make recommendations to senior management on vendor/contractor selection

·       Ability to perform contract negotiations and to analyze & negotiate change orders

·       Ability to write clear and concise communications

·       Familiarity interfacing with property management

·       Ability to run meetings, set agendas, and issue meeting minutes

·       Technically savvy: Proficient in Excel, Word, Adobe Acrobat and Microsoft Project

·       Familiarity with Procore is a plus

·       Familiarity with capital budgeting in the multi-family industry is a plus
