Job Summary:

We are actively seeking to fill a position for Field Technician. The Field Technician duties include preparing single-family rental homes, after the units have been vacated, to company standards. They will be responsible for prioritizing, scheduling, and monitoring daily Turn activities using sub-contractors. Field Technician duties will also include walking through all vacated properties, creating punch lists, negotiating costs, conducting minor repairs, and complete repairs for current tenant requests. Having basic knowledge in home repairs, general carpentry, and hardware is required. Field Technicians must have the ability to maintain adequate inventory, operate within budget, make good financial decisions, and troubleshoot problems. In addition, the Field Technician will be responsible for diagnosing and repairing home maintenance issues requested by tenants within our SimplyHome residences.

  Duties/Responsibilities:

Directly responsible for troubleshooting repairs and dispatching appropriate trades or conducting the necessary repairs themselves. Tracks and monitors spending to ensure they stay within the budget. Negotiates repair costs with trades and vendors. Responsible for paying weekly invoices to ensure all trades and vendors are paid promptly. Manage preventive maintenance to ensure that building systems operate efficiently. Ensure the physical condition of properties are maintained to company standards. Keep up to date notes and documentation on each unit within property management software. Supports cost-cutting and expense control programs. Being mindful with materials and supplies and practicing best methods of repairs. Ensure and maintain a high level of customer satisfaction to be measured by resident surveys upon completion of each work order. Performs other related duties as assigned.

Required Skills/Abilities:

Ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele. Excellent time management skills, detail-orientation and ability to multi-task and prioritize work. Strong decision-making and problem-solving skills, along with advanced conflict resolution skills. Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization. Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary.
