Experienced Maintenance Technician

As an Apartment Maintenance Technician, you will play a crucial role in ensuring the optimal functionality, safety, and aesthetic appeal of our apartment community. Your primary responsibility will be to maintain and repair various components within the property, including plumbing, electrical systems, appliances, HVAC units, grounds work, and structural elements. Assistance with unit turnover punches tasks as part of the make-ready process.
Additionally, you will respond promptly to resident maintenance requests, conduct preventive maintenance tasks, and assist in maintaining a clean and orderly environment. This position requires a combination of technical expertise, follow-up, attention to detail, problem-solving skills, and a commitment to exceptional customer service. Compensation:$18 - $24 hourly + bonus
Responsibilities:- Maintenance and Repairs: Perform routine maintenance tasks and repairs on plumbing, electrical, HVAC, and other systems within the property, ensuring they operate efficiently and safely.
- Appliance Servicing: Diagnose and repair issues with refrigerators, stoves, dishwashers, washing machines, dryers, and other appliances as needed.
- Troubleshooting: Identify and troubleshoot problems reported by residents, determine appropriate solutions, and implement necessary repairs in a timely manner.
- Preventive Maintenance: Conduct regular inspections of the property to identify potential maintenance issues, perform preventive maintenance tasks, and address minor problems before they escalate.
- Emergency Response: Respond promptly to emergency maintenance requests, such as floods, power outages, and HVAC failures, and take appropriate action to minimize damage and ensure resident safety.
- Groundskeeping: Assist in maintaining the cleanliness and appearance of the property grounds, including landscaping/grounds clean up, snow removal (if applicable), and trash disposal.
- Documentation: Maintain accurate records of maintenance activities, including work orders, inspection reports, and inventory levels, to ensure compliance with company policies and regulations.
- Customer Service: Interact professionally with residents, contractors, and vendors, addressing their concerns, answering questions through clear communications, and providing assistance as needed to maintain high resident satisfaction.
- Safety Compliance: Adhere to all safety protocols and regulations while performing maintenance tasks, including the proper use of personal protective equipment (PPE) and adherence to OSHA guidelines.
- Team Collaboration: Collaborate effectively with other members of the property management team, including leasing agents, property managers, and fellow maintenance staff, to achieve common goals and deliver exceptional service.
- High school diploma or equivalent.
- Proven experience in maintenance, preferably in a residential or multifamily housing setting.
- Strong knowledge of building systems, including plumbing, electrical, HVAC, and appliances.
- Knowledge of unit turnover punch process.
- Experience in preventative maintenance.
- Ability to diagnose and repair mechanical and technical issues effectively.
- Excellent problem-solving skills and attention to detail.
- Good communication and interpersonal skills, with a focus on providing outstanding customer service.
- Ability to work independently with minimal supervision and as part of a team.
- A positive attitude with a results-oriented perspective.
- Basic computer skills for maintaining digital records and communicating via email.
- Valid driver's license and reliable transportation.
- Willingness to work flexible hours, including evenings, weekends, and on-call rotations, as needed.
Physical Requirements:
- Ability to lift and carry heavy objects, climb ladders, and work in confined spaces.
- Stamina to perform tasks that require standing, bending, kneeling, and walking for extended periods.
- Manual dexterity and hand-eye coordination for operating tools and equipment safely.
