About this opportunity

Reporting to the Vice President of Corporate Real Estate and Workplace Services, this position, under general supervision, supports corporate real estate purchase and lease transactions through the delivery of real estate solutions at optimal cost. The Global Lease Manager is responsible for overseeing and managing the company's lease agreements and real estate portfolio. This role involves negotiating, drafting, and maintaining lease contracts, ensuring compliance with company policies and legal requirements, and optimizing the company's leasing strategy. Includes the negotiating of leases for establishment, renewal, termination, subleasing, expansion, downsizing, and/or relocation of offices over a geographically diverse portfolio. Responsible for managing and maintaining an automated real estate document repository solution and as required, is responsible for providing key real estate portfolio metrics and reporting requirements. Requires extensive personal interaction with business unit leadership and stakeholders, as well as third party service providers. This role does not manage staff, but operates in a highly matrixed environment. In this role, you will… Lease Negotiating and Drafting: Review of lease related documentation and abstraction of critical information including rent and other financial obligations. Tracking of Lease, renewal and amendment rent commencements along with new location launches Utilizes independent decision-making skills to negotiate lease terms, document language, and related issues to obtain the most favorable agreement available for the corporation. Utilizes appropriate resource personnel, including broker and legal support, as needed. Portfolio Management: Maintain an updated inventory of all leased properties. Monitor lease performance, analyzing lease data, and making recommendations for improvements or changes. Monitor lease expirations and proactively disposition, renew or renegotiate leases as necessary. Identify and evaluate new leasing opportunities that align with the company's objectives. Utilize lease management software and technology to streamline processes, track lease data, and generate reports. Management of the commercial lease administration software application. Oversees brokers and does market research to identify suitable office locations. Analyzes financial, demographic, and suitability aspects of available alternative sites. Collects required data, maintains and provides key portfolio/lease metrics on a monthly basis. Prepares suitable presentation materials and presents alternatives to appropriate management staff. Conducts moderately complex financial/business analysis including the preparation of financial presentations. Prepares final recommendation narrative and financial analysis of alternative sites to management. Occupancy Planning: Conducts space planning and develops occupancy strategies to ensure that the organization's physical space meets its operational needs efficiently. Market Research and Analysis: Stay informed about market trends, rental rates, and real estate market conditions. Conduct competitive analysis to make informed leasing decisions. Compliance and Legal Matters: Ensure that all lease agreements adhere to legal and regulatory requirements. Manage any disputes or issues related to lease agreements. Collaborate with legal counsel when necessary. Execution and administration of Estoppels, NDAs, and other lease required documents. Financial Management: Develop and manage the lease budget. Track lease-related expenses and report on financial performance. Optimize lease terms to maximize cost savings and efficiency. In this role, you’ll need … Bachelor's degree in Real Estate, Business Administration, or a related field (Master's degree preferred). A minimum of 6 years of experience in corporate leasing, property management, or a related field Strong knowledge of lease negotiation, contract law, and real estate regulations. Excellent negotiation and communication skills. Proficiency in lease management software and Microsoft Office Suite. Strong analytical and problem-solving abilities. Attention to detail and excellent organizational skills. Ability to work independently and as part of a team; ability to work effectively in a highly matrixed environment. Ability to deal with ambiguity. Professional certifications are a plus. Customer service mentality and skilled in handling internal business partners Strong relationships within the real estate landlord, developer, and brokerage communities. Excellent interpersonal verbal and written communication skills. Strong analytical skills and attention to detail Proficiency with analytical computer software, power point and performance reporting Ability to work both independently and as part of a team. Awareness of green leasing practices and sustainability Experience in leasing management software, database management, Excel, Word and other Microsoft software required. Travel as needed to include some overnight.
