Under the direction of the Manager, Maintenance Services and the Supervisor, Mechanical Services for the Department of Facilities Services (DFS) and in collaboration with your colleagues, oversee the Energy Management System (EMS) that controls building automation systems, maintain optimum operating levels, ensure system integration and coordination. Closely collaborate with your colleagues in the Department of Design and Construction (DDC), Planning, Operations, and Construction (POC), and other University departments to support daily operations and initiate and deliver projects, on budget and on schedule.

Duties

Support Facilities Services technicians and operational system EMS Controls or HVAC/Mechanical troubleshooting needs at the job site. Maintain, troubleshoot, and repair existing assets related to the building automation systems. Assist technicians with troubleshooting, responding to customer requests, scheduling equipment for occupied use as well as special events. In collaboration with building automation partners, programming the software for proper operation of the EMS-controlled equipment and energy efficiency. Monitor and view via remote PC the occupied areas and make necessary software changes to maintain proper customer comfort levels. Perform and assist with troubleshooting and repair including testing and calibration for EMS controls, the WasteWater Flow Station, lighting controls and panels, variable speed drives, electronic controls, relay controls, and electrical circuit.   In collaboration with internal and central IT resources, maintain the EMS software databases and server software, the BAS system SQL databases, software upgrades, networking resources, and necessary hardware. Operate computer hardware and software components necessary for the EMS operation, including knowledge and operation of network connections, interfacing with 3rd party hardware and software, Microsoft Word / Excel / Access, and graphic programs.   Assist commissioning of new automation assets, panel builds, and drawing updates. Read, interpret, and provide red line feedback with building automation systems schematics.  Assist the Manager, Maintenance Services in developing long range preventative and deferred maintenance programs, identifying equipment maintenance needs, useful life expectancies, and cost justifications for approvals. Document and communicate EMS programming parameters and changes to appropriate parties.  Participate in and provide training to appropriate University staff to ensure redundancy in all EMS systems and operational responsibilities.  Understand and implement sequence of operations, graphics development and creation of front-end functions for EMS systems in new and existing buildings. Create web pages for online viewing and interfacing of the EMS. Manage work through standard TMA processes and Procedures. Manage materials, parts, and equipment needed for the EMS program, including inventory tracking, record keeping, product research, and supply procurement ensuring spare part availability in emergency situations.  This position will provide primary remote support for EMS including off hours and weekends.  Perform other duties as assigned.  Uphold university mission through work performed.

Skills and Qualifications

Required: Proof of legal U.S. working status is required. High school diploma or equivalent is required. Minimum of ten (10) years of technical experiences in mechanical services with HVAC controls emphasis is required. Competency using tools and equipment associated with the trade such as voltage meters and other electronics tools, general power tools, and other applicable tools and equipment is required. Experience using a Computerized Maintenance Management System, preferably TMA or WebTMA, is preferred. Analytical and problem solving skills to successfully resolve issues is required. Ability to understand plans, design specifications, and manufacturers' instructions and recommendations to ascertain the configuration of HVAC, Fire Life Safety Systems, irrigation controls, and EMS related equipment and components, ensure their proper installation, and remedy issues is required. Comprehensive knowledge of mechanical equipment uses and controls, physical plant maintenance and repairs, and emergency and safety practices is required. Strong English written and verbal communication and interpersonal skills are required. Must consistently project a professional demeanor and positive attitude. Ability to work independently and as a team is required. Ability to effectively communicate with a skilled and semi-skilled workforce and ability to function well under pressure is required. Support and appreciation for customer service focused maintenance operations is required. Normal mobility and ability to move around construction sites. Ability to bend, stoop, twist, traverse rugged terrain, climb up and down ladders and scaffolding is required. Ability to lift and carry 30 pounds, including up and down stairs, and occasionally lifting and carrying 50 pounds up and down stairs is required. Must hold valid driver's license, and be insurable under University's standard auto insurance requirements. Expected Pay Range: $30.60 - $34.00 per hour
