The Porter Supervisor works directly with the management team and is responsible for supervising the Porter staff in cleaning American Campus Communities (ACC) buildings and grounds to ensure the facility is clean and sanitized in accordance with ACC policies and procedures to support the achievement of the property’s business goals and objectives.  
Critical Duties:
Provide applicable training and direction to the Porter staff to ensure comprehensive cleaning, trash pickup of the property’s buildings and grounds as outlined by American Campus BOSS Program and other ACC policies and procedures. Supervise and assist the Porter staff including coordination with management of any Porter schedules and on-call duties. Train the Porter staff on proper turn procedures. Monitor cleaning and turn supplies inventory. Hold periodic staff meetings with the Porter staff. Monitor building cleanliness, safety, staff compliance to rules/regulations. Report any observed violations of property rules and regulations to management. Report any needed repairs to maintenance.  Essential Duties (Other duties may be assigned): Be available to assist in after-hours maintenance emergencies when necessary.  Always maintain a professional and positive attitude with fellow staff members. Oversee and ensures all duties related to the ACC BOSS program are performed as outlined in the ACC BOSS program. Maintain inventory of all necessary supplies related to the Porter teams and any supply inventory designated by maintenance management. Oversee and ensure the completion of all Porter staff duties and partner in any other duties as assigned by management. Will monitor buildings, units, common areas and grounds for cleanliness and safety. Responsible for the operation and maintenance of cleaning equipment. Attend all mandatory staff meetings and necessary training. Understand and follow safety protocols including MSDS rules and Safety Data Sheets for the handling and use of any chemicals. Understand and follow safety protocols for appropriate operation and maintenance of golf carts and other maintenance equipment/machinery.  Responsible for understanding and following the ACC key policy.  Supervisory Responsibilities: Will supervise a team of Porters.  Will not have any direct reports. Certificates/Licenses: N/A Knowledge/Skills/Abilities: Knowledge of: General maintenance policies and procedures. General make-ready of unit duties (trash out, cleaning and painting). General housekeeping and cleaning tasks. MSDS rules for the handling and use of any chemicals. Skill in: Organization. Time management.  Customer service. Effective communication for groups of customers or employees of organization. Ability to: Understand and carry out written or verbal multi-step instructions.  Read and interpret documents such as safety rules, operating, and maintenance instructions, and procedure manuals.  Drive a golf cart.  Write routine reports and correspondence.  Problem solve in standardized situations.  Use hand tools and/or cleaning implements.
