Morrison Hershfield is a leading Telecommunications A&E and Site Acquisition firm in North America. As we expand our services and grow, we are seeking a highly motivated and detail-oriented Network Real Estate - Site Acquisition Specialist II to join our dynamic team. Reporting to the Telecommunications Project Manager, this position manages the site development process from site candidate qualification, design, leasing, zoning, regulatory approval, permitting and handoff to construction. This position is responsible for the completion of all tasks associated with the sites assigned to them.

Responsibilities:

Telecommunications facility site identification and assessment:

Direct and manage search rings to identify and qualify the best available properties for antenna installation sites.

Create both feasibility and detailed reports on viable locations.

Identify potential challenges and setbacks.

Assemble and submit SCIPs for client approval.

Negotiation and lease agreements:

Negotiate with property owners, landlords, and other stakeholders to secure necessary agreements for site acquisition.

Draft and review lease agreements and other documentation ensuring compliance with legal and regulatory requirements.

Zoning and Permitting:

Research zoning codes and regulations that might affect the development of the site.

Ensure compliance with zoning regulations, environmental requirements and other relevant standards.

Complete and submit jurisdictional applications for permitting as required per scope of work and applicable codes.

Collaborate with local authorities and zoning boards to obtain necessary permits for site development.

Project Coordination, Documentation and Reporting:

Provide Project Manager and team with clear, detailed but concise site updates with accurate forecast and completion dates for key milestones.

Coordinate with multidisciplinary team members and subcontractors to coordinate required deliverables meet project delivery schedule.

Manage assigned sites to ensure sites stay on schedule, within budget, and records are maintained properly.

Update and maintain internal and client databases with site related information.

Assist with modifications on approved site as needed.

Risk Assessment:

Identify and mitigate potential risks related to site acquisition, zoning and permitting process.

Develop contingency plans to address unforeseen challenges.

Maintain professional, ethical, and company standards at all times.

Represent Morrison Hershfield well with clients and contacts.

Skills:

Strong customer-focused attitude toward both clients and staff, attention to detail and organizational skills.

Outstanding English language skills (including writing, proofreading and editing).

Confidence in interacting with all levels of management and internal and external clients.

Strong sense of professionalism, tact, and confidentiality at all times.

Ability to take initiative, stay calm and professional and multi-task to meet deadlines in a fast-paced environment with constantly shifting priorities.

Ability to work independently, take initiative.

Be pro-active and multi-task to meet deadlines in a fast-paced Telecommunications environment.

Excellent oral and written communication skills.

Must be punctual, reliable, and able to work at our office.

Proficiency with MS Office.

Qualifications

Bachelor’s degree in Business, Real Estate, Engineering, Telecommunications or a related field.

Proven experience as a Site Acquisition Specialist in the telecommunications industry.

Strong negotiation and communication skills.

Ability to work independently and collaboratively in a fast-paced environment.

Familiarity with legal aspects of site acquisition and lease agreements.

Morrison Hershfield considers various elements when determining a candidate’s compensation offer. Each offer will be based on a number of factors including, but not limited to, location, experience, future potential, education, skills, and internal equity. Our Talent Acquisition team can work with you to further understand our ranges and process.

Salary Range:

Minimum: $58,000

Market Rate: $68,000

Maximum: $84,000
