Haven Apartments is looking for a strong Assistant Maintenance Supervisor to be a part of our Virginia Beach Community Below is a brief description of the job description:

REPORTS TO: Service Manager SUPERVISES: Service Technicians, Grounds people, Housekeepers, and Gatekeepers PAYROLL STATUS: Non-Exempt PURPOSE OF POSITION: Assumes supervisory responsibility for the maintenance function in the absence of the Service Manager; performs a wide variety of mechanical, supervising, and construction related tasks in order to ensure the residents a clean, safe, comfortable, and attractive place to live. This position is considered an essential function to the operation of the community. ESSENTIAL FUNCTIONS: Abides by Fair Housing Laws; assumes responsibility for all managerial, supervisory, coordination, and administrative duties in the absence of the Service Manager. Performs a wide variety of skilled and semi-skilled duties of a mechanical and/or construction nature, including, but not limited to, HVAC, plumbing, painting, drywall, laying tile, carpentry work, welding, and electrical repairs. Responds promptly to service calls; performs preventive maintenance on mechanical and lawn care equipment; supervises and participates in apartment turnover preparation and appliance repair. OCCASIONAL FUNCTIONS: Mending fences; cutting keys; trash pick-up; swimming pool cleaning; repair doors, windows and lawn furniture; lawn care EDUCATION, SKILLS AND EXPERIENCE: Required: Ability to read and understand English; prior experience in a position requiring mechanical aptitude and ability Preferred: Some advanced training of a mechanical/technical nature, such as a trade school, and prior experience as a maintenance technician for a multi-unit property EQUIPMENT USED: Key-cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment; telephone; beeper PHYSICAL ACTIVITIES: Heavy lifting; climbing stairs and ladders; exposure to inclement weather, noise, dust, heat, mechanical equipment; bending, stooping, crawling, kneeling, and stretching; exposure to potentially dangerous products and chemicals REQUIRED LICENSES AND/OR CERTIFICATIONS: EPA Certificate for Freon Recovery; HVAC Certificate; Current Fair Housing Certification (Virginia Only). Valid Driver’s License if operating a vehicle GENERAL: May be required to respond to after hours emergency calls; may be placed on a rotating schedule to respond to evening, weekend and holiday service calls.
