**Summary:** Responsible for proactively identifies, develops and maintains a quality network of business relationships that serves as a source of referrals for new mortgage lending opportunities. External relationships are the cornerstone of generating new business and may consist of realtors, builders, professional and personal contacts.

**Essential Duties and Responsibilities** include the following:

* Recruits, develops and manages quality sales team that generates quality loan compliant with Bank policies and procedures;

* Responsible for leading, developing, managing, promoting, and reporting the mortgage departments CRA/LMI efforts;

* Maintains a broad understanding of products, guidelines and pricing strategies;

* Represents Happy State Bank to the borrowing public, including Realtor/builder contacts, borrower applicant contact and public involvement within the market area;

* Attends open houses, trade fairs, and organizational meetings in order to promote Happy State Bank Mortgage and increase public relations;

* Assures that customers and potential customers are dealt with in a timely and efficient manner;

* Sells and cross-sells Happy State Bank products and services;

* Coordinates sales meetings, trains staff, and implements policy and procedures;

* Works with the Mortgage Management to achieve corporate goals of increased customer (bank/mortgage) relationships;

* In addition to managing a team, incumbents in this job are responsible for personal production;

* Manages sales team to ensure development of relationships between the sales team and Real Estate Brokers, Developers, and other referral sources to obtain mortgage leads; and

* Performs other work related duties, as assigned.

**Supervisory Responsibilities:**

* Responsible for managing the Mortgage Loan Originators in DFW

**Qualifications:**

* Must have a thorough understanding of mortgage processing operations for all loan product types and be well versed in FHA, VA, and USDA guidelines. Current knowledge of all compliance regulations (RESPA, MDIA, TIL, REG Z, ECOA, etc.);

* Must have excellent sales, presentation and marketing skills;

* Must have excellent written, organizational and communication skills required;

* Must have FNMA, FHLMC, FHA, VA and Private Institutional Investor product experience; including experience with automated underwriting systems (DU & LP);

* Must have Referral network;

* Must be able to meet and comply with all requirements for Mortgage Loan Originators set forth in the SAFE Act, including, but not limited to successful completion of the required background checks and obtaining a Unique Identifier from the NMRLS;

* Must be able to multi-task and work independently with minimal supervision;

* Must have knowledge of management techniques and skills required to enhance the performance of the team;

* Must be able work under pressure in order to meet deadlines, and be accurate and detail oriented;

* Must be able to manage a team that maintains accuracy during high volume periods and completes work in a timely manner;

* Must have excellent interpersonal skills, sales ability, and time management skills;

* Must have risk management skills;

* Must have proficient computer skills, (Microsoft Word, Excel, Outlook and intranet) with the ability to learn new systems as needed;

* Must be able to complete continuing educational development through on the job training and course work; and

* Must be able to pass background and credit screening process.

**Education and/or Experience:**

* High school diploma or general education degree (GED) required;

* Bachelors Degree in a business related field preferred; and

* Minimum of four (4) years mortgage management experience preferred.

**Certificates, Licenses, Registrations:**

* Must register and maintain current registration with the Nationwide Mortgage Licensing System (NMLS) in accordance with the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act); and

* Must have a valid Drivers License.
