Purpose Statement

The job of Manager of Maintenance is done for the purpose/s of supervising maintenance and repair services and activities; overseeing assigned personnel; providing information to others; and scheduling work assignments within established timeframes and standards.

This job reports to the Director of Facilities and Grounds.

Essential Functions
  • Communicates with administrators, personnel and outside organizations for the purpose of coordinating activities, resolving issues and conflicts and exchanging information.
  • Ensures that maintenance equipment is available and in good working order for the purpose of having equipment in safe operating condition.
  • Facilitates maintenance meetings and attends district meetings for the purpose of identifying appropriate actions, developing recommendations, supporting other staff, and serving as a District representative.
  • Inspects new construction, repair work, projects, equipment, work orders, daily maintenance and supplies for the purpose of ensuring that jobs are completed efficiently; specifications are within established guidelines; and approving inspection reports and payment requests.
  • Manages a preventive maintenance program for the purpose of ensuring facilities and mechanical equipment are properly maintained.
  • Manages snow removal operations for the purpose of ensuring facilities are safe and ready for use.
  • Monitors fund balances of assigned programs for the purpose of ensuring that allocations are accurate and within budget limits; ensures fiscal practices are followed.
  • Oversees workload of department (e.g. tracks absences, develops and maintains schedules, etc.) for the purpose of maximizing the efficiency of the workforce and meeting operational requirements.
  • Participates in an on-call rotation and responds to emergency repair situations during or after hours for the purpose of resolving immediate safety concerns.
  • Prepares a variety of written materials (e.g. time sheets, updates MSDS sheets, letters, procedures, manuals, etc.) for the purpose of documenting activities, providing written reference, and/or conveying information.
  • Procures maintenance equipment and materials for the purpose of recommending and assisting in the selection of supplies and equipment to be stocked in the district warehouse for use by maintenance staff for general maintenance purposes.
  • Recommends plans, specifications and cost estimates (e.g. electrical, carpentry, plumbing, heating and air conditioning, etc.) for the purpose of implementing repairs and initiating improvement projects.
  • Recommends maintenance policies, procedures and/or actions for the purpose of providing direction for meeting the district's goals and objectives.
  • Researches a variety of topics for the purpose of developing new programs/services, ensuring compliance with relevant requirements, securing general information for planning, taking appropriate actions, and/or responding to requests.
  • Responds to a variety of inquiries (e.g. other departments, administration, staff, parents, etc.) for the purpose of identifying the relevant issues and recommending or implementing a plan of action that will efficiently resolve the issue including emergency repairs.
  • Responds to emergency situations for the purpose of addressing immediate safety concerns.
  • Supervises maintenance work, contractor interaction and workplace safety standards for the purpose of ensuring compliance to regulatory requirements.
  • Supervises maintenance administrative functions (e.g. hiring/termination recommendations; planning/scheduling/coordinating activities; training; advising; consulting; evaluating and counseling subordinate personnel as required; all subordinate maintenance worker; maintenance and repair activities and efforts;, etc.) for the purpose of ensuring that the department functions in a safe and efficient manner.
Other Functions
  • Participates in meetings, workshops and seminars for the purpose of conveying and/or gathering information required to perform functions.
  • Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.

Skills, Knowledge and Abilities

SKILLS are required to perform multiple, technical tasks with a need to occasionally upgrade skills in order to meet changing job conditions. Specific skill based competencies required to satisfactorily perform the functions of the job include: computer skills; supervision of others; employee evaluation; and vendor interaction.

KNOWLEDGE is required to perform basic math, including calculations using fractions, percents, and/or ratios; read technical information, compose a variety of documents, and/or facilitate group discussions; and solve practical problems. Specific knowledge based competencies required to satisfactorily perform the functions of the job include: OSHA regulations.

ABILITY is required to schedule a number of activities, meetings, and/or events; gather, collate, and/or classify data; and consider a variety of factors when using equipment. Flexibility is required to independently work with others in a wide variety of circumstances; work with data utilizing defined and similar processes; and operate equipment using standardized methods. Ability is also required to work with a significant diversity of individuals and/or groups; work with a variety of data; and utilize job-related equipment. Problem solving is required to analyze issues and create action plans. Problem solving with data may require independent interpretation; and problem solving with equipment is moderate to significant. Specific ability based competencies required to satisfactorily perform the functions of the job include: delegate; motivate; facilitate meetings; ability to lift 50 lbs.

Responsibility

Responsibilities include: working under limited supervision using standardized practices and/or methods; managing a department; directing the use of budgeted funds within a work unit. Utilization of significant resources from other work units is sometimes required to perform the job's functions. There is a continual opportunity to impact the organization's services.

Work Environment

The usual and customary methods of performing the job's functions require the following physical demands: occasional lifting, carrying, pushing, and/or pulling, some climbing and balancing, frequent stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. Generally the job requires 30% sitting, 40% walking, and 30% standing. The job is performed under some temperature extremes and under conditions with some exposure to risk of injury and/or illness.

Experience: Job related experience with increasing levels of responsibility is required.

Education: High school diploma or equivalent.

Continuing Educ. / Training: Asbestos maintenance and operations training within 30 days of hire. Annual two hour refresher course.
