Reporting to: Sr. Facilities Manager
Type of Employment: Full-Time w/JLL employee benefits within 1 month of employment

The Maintenance Tech/Dock Worker supports the operation, inspection and maintenance process to mechanical, electrical and plumbing equipment and systems in assigned facilities. Also responsible for managing incoming and outgoing shipments of goods and materials. Verifies and keeps records on incoming and outgoing shipments, prepares items for shipment, and receives and unpacks materials and supplies. Works under immediate supervision and typically reports to a supervisor or manager. This position will also assist other team members in maintenance and repair efforts, as well as, independently performing defined tasks.

Maintenance Duties and Responsibilities:

  • Performs ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components.

  • Performs assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.

  • Assist the operations team in the maintenance and repair of building and equipment and/or as directed.

  • Moves office furniture, machinery, equipment and other materials as requested.

  • Replaces lighting and ballasts. Patch and paint as required.

  • Clean HVAC coils, change filters and belts.

  • Complies with all safety procedures, maintaining good housekeeping and safety of work areas.

  • Recognizes danger and safety hazards and propose methods to eliminate them.

  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws.

  • Submit P-card Receipts as required.

  • Updates work order statuses in real time

  • Utilizes CMMS systems such as Corrigo Facility for all work performed.

  • Performs Vehicle Safety Inspection

Dock/Shipping/Receiving Duties and Responsibilities:

  • Receive and inspect incoming shipments for damages, defects, or discrepancies

  • Verify accuracy of shipment contents against purchase orders or invoices

  • Prepare and process shipping documentation, including bills of lading, shipping labels

  • Coordinate with carriers to schedule pick-up and delivery of shipments

  • Ensure proper storage and handling of incoming and outgoing products

  • Monitor inventory levels and report any discrepancies or shortages

  • Maintain accurate records of all incoming and outgoing shipments

  • Communicate with suppliers, customers, and internal departments regarding shipping and receiving issues

  • Operate forklifts, pallet jacks, and other material handling equipment as needed

  • Maintain a clean and organized shipping and receiving area

Required Knowledge, Skills, and Abilities

  • High School diploma or GED equivalent; Trade school education, union training, military service or college is desirable

  • Minimum of 2+ years of relevant work experience; general building repair & maintenance in the building maintenance industry & shipping and receiving experience

  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)

  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)

  • Strong Customer Service & Interpersonal skills

  • This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead

  • Lifting a minimum of 80 lbs.

  • Using ladders up to 30 ft and working from heights.

  • Climbing a ladder with a 300-lb weight limit while carrying a tool bag weighing approximately 20 lbs.
