Our team works closely with real estate agents, buyers, sellers, lenders, and legal professionals to ensure each transaction is handled with accuracy, clear communication, and care. We are seeking a detail-oriented, energetic, and adaptable Title Processor to join our growing team. This is a full-time, on-site position based in Orlando, FL. The ideal candidate is organized, proactive, client-focused, and comfortable managing multiple transactions and deadlines in a fast-paced environment. Role Description The Real Estate Title Processor is responsible for preparing, reviewing, and processing title orders and transaction files to help ensure a clear title and smooth closing. This position involves gathering and verifying property, ownership, loan, tax, insurance, HOA, lien, and payoff information; preparing closing documents; identifying and resolving discrepancies; and maintaining accurate and organized files. The Title Processor will work closely with clients, lenders, real estate agents, buyers, sellers, and legal professionals throughout the transaction and provide clear, professional communication from order through closing. Essential Job Functions Analyze, review, and verify the accuracy and completeness of title commitments, deeds, affidavits, mortgages, sales contracts, easements, legal descriptions, and other real estate documents. Process title orders and gather and verify property, ownership, loan, tax, insurance, HOA, lien, payoff, and assessment information. Identify, research, and assist in resolving title issues, discrepancies, and requirements prior to closing. Prepare transaction documents, forms, statements, and settlement documents by completing required information and reviewing supporting documentation. Determine escrow requirements by verifying buyer, seller, and lender instructions and obtaining information related to taxes, water, special assessments, and other charges. Order and track payoffs, surveys, lien information, and other documents required for closing. Coordinate and schedule closing appointments and support the closer in managing the closing process. Ensure documents and transaction information are accurate, complete, timely, and compliant with applicable company policies and state and federal regulations. Communicate professionally and promptly with clients, including international clients, lenders, real estate agents, attorneys, and other transaction parties. Maintain organized transaction records and accurately update internal systems and databases. Perform data entry and other administrative duties necessary to support the title agency and completion of real estate transactions. Maintain current knowledge of applicable real estate, title, escrow, and regulatory requirements. Handle sensitive financial and legal information with a high level of confidentiality, ethics, and integrity. Perform other duties as necessary to assist in the successful completion of sale transactions. Qualifications High school diploma or GED required. Minimum of 1 year of title processing or related experience in a title company, law firm, mortgage office, or real estate/lending environment preferred. Experience working with title and loan documentation and an understanding of standard title, escrow, mortgage, and closing procedures. Familiarity with local, state, and federal laws and compliance requirements related to real estate transactions. Strong attention to detail, accuracy, organization, and research skills. Excellent verbal and written communication and interpersonal skills, with a strong focus on customer service. Ability to identify and resolve problems efficiently and proactively. Ability to manage multiple files, prioritize tasks, and meet strict deadlines in a high-volume, fast-paced environment. Strong computer skills, including Microsoft Office Suite (Word, Excel, Outlook, and PowerPoint). Proficiency with title and closing software is preferred. ResWare and/or Qualia experience is a plus. Portuguese bilingual skills are a plus. Additional education or certification in real estate, title, finance, or a related field is beneficial.
