Position Description DIRECTOR OF REVENUE MANAGEMENT The Fifth Avenue Hotel – New York, NY The Fifth Avenue Hotel, an award-winning luxury destination, is seeking a Director of Revenue Management to join our team. Nestled in the heart of Manhattan, our hotel is a vibrant oasis featuring 149 beautifully appointed guest rooms, where personal service, extraordinary design, distinctive cuisine, compelling art, and immersive cultural experiences come together to create something truly exceptional. POSITION OVERVIEW As the Director of Revenue Management, you will serve as a key commercial leader responsible for maximizing overall hotel revenue, profit, and market share for The Fifth Avenue Hotel. You will drive the pricing strategy, distribution management, and inventory optimization for the property. Working closely with the Executive Committee, Sales, Marketing, and Operations, you will develop and execute sophisticated revenue strategies that align with the hotel's luxury positioning and long-term financial goals. The role demands an analytical, entrepreneurial, and highly hands-on strategist with a strong commercial instinct and the ability to translate complex data into actionable business decisions. This is not a traditional behind-the-scenes revenue role. It requires an owner-operator mindset—a leader who understands the direct relationship between rate integrity, profitability, brand equity, and long-term asset value, and who acts decisively to drive results.

KEY RESPONSIBILITIES
Revenue Strategy & Yield Management
• Own and execute the hotel’s comprehensive revenue strategy aligned with budget, forecast, and long-term luxury positioning.
• Implement dynamic pricing and inventory management strategies across all segments (transient, group, leisure, and negotiated).
• Monitor daily pickup, pacing, and demand fluctuations to optimize pricing, length-of-stay controls, and overbooking strategies.
• Balance short-term revenue optimization with long-term rate integrity and brand positioning.
• Identify and capitalize on high-demand periods, compression events, and alternative revenue streams.
• Make decisions grounded in both top-line revenue growth and bottom-line profitability impact. Forecasting & Budgeting
• Lead the preparation of daily, weekly, and monthly revenue forecasts with a high degree of accuracy.
• Drive the annual rooms revenue budgeting process in alignment with the hotel’s commercial objectives.
• Analyze historical trends, market dynamics, and future pacing to anticipate demand shifts.
• Present detailed revenue performance, variance analyses, and strategic recommendations to ownership and the Executive Committee. Distribution & Channel Management
• Oversee the management of all distribution channels, including GDS, OTAs, direct web booking, and voice.
• Ensure stringent rate parity and optimal visual/content positioning across all third-party platforms.
• Partner with Marketing to drive direct bookings, optimize the digital booking journey, and maximize conversion.
• Evaluate the cost of acquisition per channel and proactively shift the business mix to maximize net revenue. Data Analysis & Market Intelligence
• Perform comprehensive competitive analysis to understand pricing strategies, market positioning, and demand drivers in the NYC luxury market.
• Analyze daily STR reports and market share data to identify opportunities for continuous RevPAR Index growth.
• Leverage revenue management systems (RMS), property management systems (PMS), and BI tools to extract actionable insights.
• Maintain deep awareness of macroeconomic trends, city-wide events, and international travel patterns affecting the Manhattan market. Commercial Collaboration & Leadership
• Partner closely with the Vice President of Sales, Director of Sales, and Director of Reservations to ensure full commercial alignment.
• Co-lead weekly commercial and revenue strategy meetings, providing data-driven recommendations and actionable intelligence.
• Advise the Sales team on group pricing, displacement analyses, and optimal business mix to protect rate integrity.
• Foster a revenue-centric culture across all hotel departments by educating operational leaders on revenue optimization strategies.
• Act beyond functional boundaries when required to drive business success, operating with urgency and a solutions-first mindset. KEY PERFORMANCE INDICATORS
• Rooms revenue, ADR, and RevPAR.
• Market share and RevPAR Index (RGI) growth.
• Total Revenue Per Available Room (TRevPAR).
• Forecast accuracy (30, 60, and 90 days).
• Net operating income (NOI) contribution and channel cost optimization.
• Business mix optimization and segment performance vs. budget.
• Group displacement accuracy and profitability.
• Direct booking percentage and channel contribution.
• ROI on promotional rates and marketing packages. QUALIFICATIONS & LEADERSHIP PROFILE
• Previous significant managerial experience in revenue management within a luxury, five-star, or high-end hospitality environment is required.
• Highly analytical, decisive, and execution-driven with a commercially sophisticated and strong profit orientation.
• Advanced proficiency in modern Revenue Management Systems, Property Management Systems, distribution channel managers, and Excel.
• Strategic yet deeply hands-on; proactive, curious, and data-focused.
• Collaborative, low-ego, and team-oriented; a commercial partner who elevates standards and performance.
• Comfortable in a fast-growing, entrepreneurial hospitality environment.
• Passionate about luxury hospitality, market dynamics, and modern luxury travelers.
• Associate or Bachelor’s degree in Hospitality Management, Business Administration, Finance, Statistics, or equivalent experience preferred.
• Strong organizational, communication, and refined presentation abilities with a high attention to detail.
• Proven ability to manage multiple priorities, synthesize complex data into clear strategies, and thrive in a fast-paced, high-pressure setting. WORK ENVIRONMENT
• Flexible schedule required, including evenings, weekends, holidays, and travel for client meetings and promotional events as needed to support 24/7 operations.
• Physically active role requiring regular movement throughout the property, including standing for extended periods during site tours, walking to inspect event spaces, and the ability to lift up to 25 pounds.
