Job Title: Superintendent of MaintenanceHours: Monday-Friday Full-Time/Exempt: On-Call & Emergency After-hoursApplying for this role is straight forward Scroll down and click on Apply to be considered for this position.The Superintendent of Maintenance is responsible for overseeing the daily maintenance operations of the community, ensuring all building systems, grounds, and amenities are maintained to the highest standards. This includes performing repairs, supervising maintenance staff (if applicable), and responding promptly to service requests and emergencies. All-inclusive housing available (preferred) or must be available for after-hours on-call emergencies.Key Responsibilities:Maintenance & Repairs:Perform routine maintenance and repairs including plumbing, electrical, HVAC, carpentry, and general building upkeep.Complete staff and resident service requests in a timely and professional manner. Update and prioritize in the Building Links system with the assistance of the Executive Director..Conduct preventative maintenance to ensure equipment and systems operate efficiently.Property Oversight:Monitor the physical condition of the property, including common areas, units, and grounds, exterior and interior.Ensure the cleanliness, safety, and functionality of all facilities.Conduct regular inspections and address issues proactively.Assist with snow removal, salting walkways, and seasonal grounds careEmergency Response:Be available for after-hours emergency calls and coordinate responses to urgent maintenance issues.Ensure proper documentation and follow-up on incidents.Understand and follow emergency procedures, and coordinate with emergency services if required. Ie: fire drills, exit planning.Vendor Coordination:Work with outside contractors for specialized repairs or larger projects in coordination with the Executive Director.Monitor work to ensure quality and compliance with community standards.Inventory & Supplies:Maintain inventory of tools, equipment, and maintenance supplies.Submit purchase requests and track usage as needed.Team Leadership (if applicable):Train, assign, and supervise maintenance assistants or custodial staff.Provide guidance on maintenance procedures and ensure safety protocols are followed. Ie: To include daily/monthly/as needed pool maintenance per NYS DOH regulations.Maintain confidentiality and discretion regarding resident information and personal matters.Van/ Driver:Drive residents to shopping trips and nearby outings, etc.Maintain the Van with regular maintenance, gas, inspections, and cleanlinessEvent Assistance:Pick up community/event-ordered food, including breakfast, etc.Qualifications:Ability to work independently and make sound decisions.Basic computer skills for work order tracking and communication.Good communication and interpersonal skills.Valid driver’s license and reliable transportation.CPR & AED CertificationPool Maintenance Experience in accordance with DOH (Qualified Swimming Pool Water Treatment Operator)General knowledge of plumbing, electrical, carpentry, flooring etc.Experience in a customer service environment, preferably within the senior living or hospitality industry.Strong organizational abilities and attention to detail, capable of prioritizing and multitasking effectively.Positive attitude and the ability to work effectively in a team environment.Physical Requirements:Ability to lift up to 50 lbs. and work on ladders or in tight spaces.Must be able to stand, walk, bend, and perform physical tasks for extended periods.Willingness to work flexible hours, as needed.Benefits:PTOPaid HolidaysUse amenity spaces under normal circumstances. xhmxlyz (Events are not permitted without prior written approval from the Executive Director.)
