Director of Asset Management

### Position OverviewThe Director of Asset Management will oversee a diverse portfolio of affordable and market-rate properties, including company-owned assets and properties managed for partners. This individual will play a key leadership role in all aspects of the real estate investment cycle, including acquisitions and dispositions, leasing, construction, operations, equity and debt financing, cash flow management, and financial analysis and reporting. The Director will work closely with senior leadership, including the Chief Operating Officer, Vice President of Property Operations, Chief Financial Officer, Vice President of Real Estate, and Vice President of Acquisitions.### Compensation & Benefits- Compensation: Based on experience.- Benefits: - Medical, vision, and prescription insurance - Dental insurance - Medical and dependent care FSA - Transit and parking FSA - Life and AD&D insurance - Long-term disability coverage - Employer-matched 401(k) - Paid vacation, sick time, and holidays - Employee assistance program### Schedule- Full-time, 40 hours per week- Monday - Friday, 8:00 AM - 5:00 PM### Qualifications- Bachelor's degree required; graduate degree preferred.- Minimum of 10 years of experience in the multifamily real estate industry, including leadership roles.- Proven experience in asset management within a real estate investment firm or institutional ownership setting.- Strong background in affordable housing.- In-depth knowledge of the Western U.S. real estate market, including supply and demand trends, key market players, and economic factors.- Ability to analyze complex real estate transactions beyond financial metrics and anticipate broader market trends.- Strong institutional ownership perspective with experience in a principal's role.- Financially driven approach with strong analytical and quantitative skills, particularly in Excel.- Experience managing development projects, major property renovations, and asset repositioning.- Familiarity with working alongside lenders and joint venture partners during construction and repositioning processes.- Ability to provide strategic vision and leadership.- Strong proficiency in Microsoft Office, especially Excel.- Excellent written and verbal communication skills.- Ability to collaborate across departments in a team-oriented environment.### Key Responsibilities- Develop and refine asset management strategies and guidelines for the property portfolio.- Conduct financial analyses, develop business plans, and oversee major capital improvement projects.- Manage major property renovations and oversee the disposition and marketing of assets.- Assess and execute financing strategies for owned assets.- Oversee joint venture partnerships to ensure alignment of goals and milestone achievements.- Lead capital partner reporting and facilitate investor buyouts and exits.- Establish and implement investment strategies aimed at maximizing property income, cash flow, and long-term value.- Monitor market trends, demographic shifts, and economic drivers to inform investment decisions.- Collaborate with property management leadership to ensure operational excellence.- Work closely with acquisitions and development teams to assess market conditions, property enhancements, and strategic growth opportunities.- Support company growth through acquisitions, development, and investment activities.- Lead restructuring, refinancing, and workouts, maintaining strong relationships with lenders and equity partners.- Communicate portfolio performance, trends, and key insights to senior leadership.- Represent the company in industry associations and networking opportunities to stay informed of best practices and emerging trends.### Why Join Us?We offer a dynamic and supportive work environment where individuals can thrive professionally and personally.
