This position is responsible for supporting the Sales function of the new Dallas-Fort Worth, TX Division by providing consistent tools, programs, and processes that help to achieve or exceed sales plan with operational excellence.
Essential Functions: Core duties or tasks fundamental and not marginal to the performance of the job.
- Web content management
- Email marketing
- Leverage company resources to deploy social media marketing campaigns.
- Be the Division subject matter expert and point of contact for sales office setup and model home merchandising
- Manage onsite & offsite community signage, including weekend directionals where allowed
- Onsite event marketing, which may include realtors, prospects, buyers and/or closed homeowners
- Maintain MLS listings
- Be familiar with all active and coming soon communities within the Division
- Knowledge of all plans being built within the Division
- Act as the brand ambassador for the Division
- Be the voice of the customer for matters pertaining to community presentation
- Utilize tools such as anewgo or paradigm to augment website content and to activate kiosks in each sales office
- Create Division-specific content including photography and video assets along with print or digital materials
- Partner with preferred lender(s) on financing programs
- Understand SMART and how to use it to perform essential elements of the position
- Work with Support Center Marketing staff and external marketing partners to optimize marketing spend, including Google paid search and listings sites such as , Zillow, , , etc.
- Help to establish annual purchase funnel goals for the Division along with monthly community traffic goals in support of sales targets
- Track digital marketing performance up & down the purchase funnel, such as website traffic, lead generation, physical traffic, sales conversion and search campaign effectiveness, and share as needed with Division team
- Help to establish Division Marketing budget and track against it throughout the year
- Take the lead role in devising solutions for communities in need of additional traffic-generation
- Assist Land & Sales teams on marketing aspects of land packages being submitted to the Capital Investment Committee (CIC), including knowledge of local competition. Familiarity with these research tools is a plus:
- RSI
- MarketNSight
- Zonda/MetroStudy
Minimum Job Requirements:
Education: Bachelor's degree in Marketing, Communications or related field.
Experience: Minimum of 5 years relevant experience.
Computer Skills: Microsoft Office, e-mail platform experience, desktop publishing and graphic design a plus.
Mental/Reasoning Requirements:
- Effective oral and written communication skills.
- Ability to problem-solve; evaluate alternatives and make sound recommendations.
- Basic math skills.
Work Environment:
- Strong work ethic to take initiative and work independently when necessary.
- Computer proficiency.
- Willingness to support broader organization and other staff functions if needed.
