Maintenance Technician – Local Property Management Group (Austin Area)

We're looking for a dependable and detail-oriented Maintenance Technician to join our locally owned property management team. Our portfolio is split roughly 50/50 between student housing and market-rate apartments, ranging from charming older properties to newly constructed communities.

About the Role:

This position is hands-on and resident-facing. You'll handle day-to-day maintenance requests, preventive upkeep, and warranty coordination while maintaining a professional and respectful presence on-site. Clear communication, reliability, and pride in workmanship are essential.

Key Responsibilities:

  • Receive, track, and complete work orders through Buildium (computer skills are critical).
  • Perform routine repairs and preventive maintenance (plumbing, electrical, HVAC troubleshooting, light carpentry, etc.).
  • Manage and document warranty repairs on newer properties, ensuring all vendor and manufacturer procedures are followed.
  • Maintain clean, safe, and organized work areas.
  • Communicate professionally with residents, vendors, and management staff.

What We're Looking For:

  • Strong maintenance background and mechanical aptitude.
  • Ability to manage workflow digitally through Buildium or similar platforms.
  • Excellent communication skills and resident-first mindset.
  • Dependable transportation, valid driver's license, and willingness to travel between properties.
  • Must pass a criminal background check; results will be paramount in the hiring decision.
