Job Summary/Objective
The position of Superintendent of National Properties is a multi-faceted role. He/she will manage the maintenance and security of Headquarters, Downtown Main Street and Lexington Mississippi property, and is also responsible for securing, monitoring and maintaining property to assure that equipment is working, and grounds are always presentable. The Superintendent of Properties will perform duties under the supervision of the Chairman of the Nation Board of Trustees.
The Superintendent of National Properties will oversee building maintenance, supervise third-party vendors, custodial services, equipment, structural repairs, inspections, proposals/bids, historical preservation, energy conservation, hazardous material handling, environmental protection and other matters related to theposition.
Essential Duties and major Responsibilities

- Coordinate and ensure completion of all repairs and maintenance of Headquarters, Main Street and Lexington Mississippi property under the supervision of the Chairman of the National Board of trustees. Work at the direction of the Board of trustees regarding renovations (non-repairs), expansion, new construction, and demolition.
- Responding to potential and/or actual operating problems raised by building occupants or employees and recommending actions required to resolve.
- Supervise maintenance staff to promote and ensure the safety and comfort of employees, visitors and delegates regarding safety, fire, security protocols, energy conservation, environmental protection and comprehensive building and ground maintenance.
- Monitor the work of contractors to ensure adequacy of work/services received and compliance with terms and conditions of the contract.
- Supervise administrative staff in the Office of National Properties.
- Monitor the security at Headquarters and respond to security calls when necessary.
- At the direction of the Chairman of the Board of trustees, identify the need for temporary help for the November Convocation and April Call meeting, and other national meetings such as, but not limited to, housekeeping, security, parking lot attendance, etc.
- Oversee all aspects of building maintenance at all locations owned and operated by the Church of God in Christ, Inc.
- Assist the Board of Trustees in the preparation of all capital budgets.
- On behalf of the Board of Trustees, prepare budget proposals based upon historical cost, capital and future use of campus facilities.
- Maintain an accurate record of inventory of fixed and non-fixed assets; purchased or donated and reported regularly to the Board of Trustees.
- Report, regularly, to the Board of Trustees in a fashion determined by the Chairman of the Board, as it relates to all the items before-mentioned.
- Perform other related duties as required and assigned.
Qualifications
- Strong knowledge of OSHA regulations and safety standards
- Proficiency in construction management software such as ProCore and Primavera P6
- Extensive experience in project scheduling and budgeting
- Proven supervisory experience in construction environments
- Ability to read blueprints and schematics effectively
- Familiarity with construction estimating and quality control processes
- Knowledge of obtaining bids and submitting documents to ensure invoices are complete and accurate and that all goods and services have been delivered efficiently according to contract.
- Ability to communicate with Church and City Officials, contactors, and other officials as necessary.
- Ability to maintain harmonious relationships with tenants and employees to resolve procedural problems and controversies related to adequacy of building services and priority of repairs, alterations, and other services.
- Ability to work interdependently with little supervision.
- Knowledge of basic and complex building maintenance and technologies.
- Knowledge of the chain of commands pertaining to job supervision.
