RESPONSIBLITIES
- The Chief Building Engineer is responsible for the effective daily leadership of engineering needs at Penn Square Condominiums. Responsible for the building's mechanical equipment to ensure the highest levels of quality work and proper operation are provided.
- Works with the General Manager, contractors, and other vendors to plan, implement, coordinate maintenance, inspections, and operations of all mechanical and life safety equipment.
- Calculates cost for services and repairs, negotiates service contracts, and agreements while executing plans safely and efficiently.
- Creates, maintains, and oversees the building's preventative maintenance schedules and ensures that work is properly completed as provided by manufacturer's recommendations or industry best practices.
- Schedules and documents annual inspections. Ensures all preventative maintenance for fire systems, boilers, pool and spa equipment, elevators, and backflow devices are up to date. Documents and posts the appropriate certificates from the regulatory agency as required.
- Provides budget analysis for maintenance needs, contracts, and system updates to ensure systems are operating efficiently and economically. Selects vendors to receive and negotiate contracts, proposals, and services to be provided. Ensures completed services are at the proper level of service and the work completed is in the best interest of the association.
- Manages the daily, quarterly, and annual needs of building mechanical systems. Ensures that the common elements are properly maintained, serviced, and operating. Supervises vendors performing on-site services, cleaning, and other tasks and ensures they are being completed to the agreed-upon descriptions in contracts to protect association assets.
- Diagnoses and resolves mechanical issues ensuring minimal disruption to building operations.
- Handles maintenance emergencies as they arise.
- Coordinates with contractors on sewer backups, water intrusions, and related incidents as well as maintenance and improvement projects.
- Performs courtesy inspections of in-unit issues.
- Oversees maintenance of pneumatic HVAC system.
- Supervises a staff of one, the Maintenance Technician, to ensure smooth functioning of the building.
- Though time working in an office setting will be required, this is a hands-on position where working with the General Manager, Concierge, and Dayporter staff members is expected.
This position reports to the on-site General Manager.
Education and Experience Requirements
- Bachelor's degree or accreditation in a relevant discipline is a plus
- Stationary engineer license preferred
- Work history showing progressive responsibilities
- Strong references
Salary: Est. $80,000.00 per year depending on experience.
Schedule: Eight-hour shift, 40 hours per week
Experience:
- Supervising experience: 3 years (Preferred)
- Maintenance: 3 years (Preferred)
Work Location: Penn Square Condominiums is located in the Capitol Hill neighborhood of Denver at 550 E 12th Ave, Denver, This is a full-time, on-site position.
