Greenfield Waters on Worth Avenue, Palm Beach Island is opening one limited Team Leader position for an experienced producing Realtor who wants to scale beyond solo production.

This is not a brokerage that just takes anyone with a license.

This is a performance-driven leadership opportunity inside a tightly capped, boutique luxury firm.

THE OPPORTUNITY

As a Team Leader at Greenfield Waters, you will:

  • Continue closing your own transactions with a luxury industry leading 80% commission
  • Build and lead a hand-selected and approved team of productive agents
  • Earn a team override without reducing agent commissions
  • Operate as a 1099 independent contractor with real leverage
  • Create an income stream that grows as your team performs

Team Member Agents also keep their full 80% commission.

The firm contributes to your leadership compensation.

No agent is "taxed" to pay you.

This structure eliminates resentment, churn, and dead weight.

COMPENSATION STRUCTURE (HIGH LEVEL)

  • Agent split: 80%
  • Firm: 20%
  • Team Leader override is a portion of the Firm split on team-member deals
  • No override on your own deals

This allows you to:

  • Maintain elite producer income
  • Build scalable earnings through leadership
  • Avoid the typical team implosion dynamics

PERFORMANCE EXPECTATIONS

This role is for real producers.

Minimum expectations:

Personal Production

  • 4 closed transactions per year
  • Average deal size $750,000+ (higher encouraged)

Team Build

  • Build to 10 productive agents within 12 months
  • Team members expected to close 4 deals annually
  • Underperformers are filtered out automatically

Quarterly benchmarks apply.

This is a results-based role, not promise-based.
