Job Summary

The Foreman oversees day-to-day construction activities across residential and/or commercial property sites. This role is responsible for supervising crews, coordinating subcontractors, ensuring work is completed safely and according to plan, and maintaining high-quality standards throughout each phase of construction. The ideal candidate is an experienced leader with strong technical knowledge, excellent communication skills, and the ability to keep projects on schedule and within budget.

Key Responsibilities

  • Lead, supervise, and motivate construction crews and subcontractors.
  • Provide daily direction to ensure tasks are completed efficiently and accurately.
  • Resolve on-site issues promptly and escalate concerns when necessary.
  • Oversee the execution of construction plans, drawings, and specifications.
  • Coordinate material deliveries, equipment, and labor to maintain workflow.
  • Conduct quality checks to ensure compliance with building codes and company standards.
  • Enforce strict adherence to OSHA and company safety procedures.
  • Identify potential hazards and implement corrective actions immediately.
  • Act as the primary on-site contact for the Project Manager, property management stakeholders, vendors, and inspectors.
  • Track labor hours, material usage, and progress updates.
  • Submit daily or weekly project reports and participate in coordination meetings.
  • Coordinate construction or renovation activities to minimize disruption to leased or occupied units.
  • Collaborate with property managers on scheduling, tenant communication, and site access.
  • Ensure units, common areas, and grounds remain clean and secure throughout the project.

Qualifications

  • 3–5 years of construction experience, including supervisory or lead-role experience.
  • Strong knowledge of residential and/or commercial construction practices, code requirements, and trades.
  • Ability to read and interpret blueprints, construction documents, and specifications.
  • Proven ability to manage teams, multiple priorities, and deadlines.
  • Valid driver's license and reliable transportation.
  • Experience working in property management or occupied properties.
  • Bilingual (English/Spanish) a plus.

Work Environment & Physical Requirements

  • Work performed primarily on active job sites.
  • Must be able to stand, walk, lift up to 50 lbs., climb ladders, and work in varying weather conditions.
  • Occasional evening or weekend work may be required based on project timelines.

Job Type: Full-time

Pay: $60, $70,000.00 per year
