Maintenance Technician

A. Job Summary:
The Maintenance Technician performs a wide variety of skilled tasks in the maintenance and repair of facilities, utility systems, grounds maintenance and preventive maintenance. Carpentry, plumbing, HVAC, appliances, electrical, wall repairs etc. All repairs are accomplished through a work order system whereby the Property Site Manager writes a work order upon receiving notice of needed repair. Emergency repairs should be prioritized prior to routine repairs and completed within 24 hours. However, all work orders should be completed within 72 hours of the request of service.
Work duties require considerable knowledge, initiative, the use of good judgement and the ability to work independently without direct supervision.
The Maintenance Technician is expected to perform as much of the required repair work as possible in order to keep the property from incurring the expense of hiring outside contractors.
Management Requirement
The Maintenance Technician will assist the Property Site Manager (as assigned) with inspecting and performing preventive maintenance. The Maintenance Technician will accompany the exterminator. A filter log must also be maintained showing date of filter change and unit conditions. Work orders are issued for all work and must be completed and processed per policy.
The Maintenance Technician must be available for on-call service 24-hours daily (currently on-call is done on a weekly rotating basis) and must immediately respond to any after-hours request. The Maintenance Technician must have their own tools including all basic hand and power tools (i.e. drill, screwdriver, hammer, etc.) and transportation (mileage is reimbursed).
B. Principal Responsibilities:
The Maintenance Technician may/may not perform all of the following duties.
1) Janitorial Services will include general cleaning of the rental office, restroom(s), laundry room(s), fitness center, and any other common areas such as lobbies or community rooms. These areas must be cleaned as assigned. When the Maintenance Technician is at the property these areas should be checked in case there is a need for a touch-up or spot cleaning. In addition, the Maintenance Technician is responsible for policing the grounds as assigned and removing all trash from yards, walks, and parking lots. Snow shoveling and distributing ice melt is required when needed.
2) Restoring vacant units to rentable condition within 3-5 days after vacancy occurs. This is the highest priority aside from emergency repairs. When vacancies are at a minimum and scheduling permits, the entire rehabilitation of the unit should be completed by on-site personnel. Prepare, clean, and paint the vacant unit, (strip and wax, if necessary) buff floors, and/or clean carpets. In extreme circumstances, some of the work may be contracted to outside labor. In this case, maintenance will be available to unlock the apartment and help with scheduling and meeting the contractor.
3) Repair and maintain plumbing systems. Install connecting pipes, valves, fixtures, faucets, water heaters. Unplugging sewer mains, laterals, building drains, or individual fixture drains.
4) Repair, maintain, and install appliances (ranges and refrigerators). Repair burner controls, switches, rewire ranges, install pilot assemblies, oven controls, cold controls, seals etc.
5) Repair, maintain, and install doors, windows, locks, counter tops, screens, security doors, floor tile, (complete or partial room or unit installation). Repair walls, replace damaged wall board, wood trim, baseboards. Repair, maintain, and install roofs, stairways, handrails, etc.
6) Repair, maintain, and install electrical switches, outlets, fixtures, circuit breakers, fuses. Install conduit, pull wire.
7) Repair and maintain mechanical equipment generally used in maintenance.
8) Identifies needed materials and equipment. Prepares lists of materials, supplies and equipment to be purchased. Maintains inventories of equipment, supplies, and materials. Maintain equipment identification through engraving system.
9) Performs inspections with the Property Site Manager and Operations Manager to determine work to be done and identifies needed materials and equipment.
10) Plans and carries out preventive maintenance and regular repair programs for facilities, interior and exterior as assigned.
11) Perform a number of grounds repair tasks.
12) Performs interior and exterior painting tasks. Prepare walls, ceiling, and trim for painting.
13) Other duties as assigned.
C. Supervision Received:
The Maintenance Technician receives direct supervision from the Property Site Manager and the Operations Manager. The Maintenance Technician will have regular scheduled meetings to prioritize and plan work with the Property Site Manager.
D. Supervision Given:
If assigned the Maintenance Technician may provide supervision to a Maintenance Assistant, or to independent contractors.
E. Knowledge Skills and Abilities:
The Maintenance Technician should possess all of the following qualifications.
1) Working knowledge of and skill in applying knowledge in plumbing, electricity, heating/cooling, carpentry, painting, and mechanical equipment.
2) Ability to read blueprints, drawings, and technical documents.
3) Ability to perform complicated building maintenance tasks of varying difficulty independently.
4) Knowledge of tools and methods to be used in a wide range of building maintenance work.
5) Knowledge of occupational hazards and safety measures.
6) Ability to direct the work of others, such as laborers and aides.
7) Must be able to understand and carry out oral instructions.
8) Must be able to read work orders, manuals, directions, reports, etc.
9) Must be able to write work order information, inventories, travel logs, time sheets, reports, etc.
10) Ability to maintain acceptable working relationships with co-workers.
11) Ability to work in hazardous and adverse conditions, such as sleet, snow, heat, cold, dust and dirt, as well as cramped quarters.
12) Ability to lift heavy objects weighing up to 75 pounds into and out of trucks, or other carriers.
13) Possession of a valid North Carolina drivers license and a dependable vehicle.
14) Extensive walking, climbing, kneeling, and bending is required.
15) Ability to establish and maintain effective working relationships with supervisor, subordinates and fellow employees. Ability to relate to and communicate with low-income residents.
16) Must be a high school graduate or have equivalent education and/or experience.
17) Must be able to pass a drug examination.
