Position Summary

The Lead Maintenance Technician oversees all maintenance operations for the property, ensuring that all apartment units, common areas, building systems, and grounds are well maintained and operating efficiently. This role is responsible for supervising maintenance staff, coordinating repairs and preventative maintenance, managing inventory, and ensuring compliance with safety and regulatory standards.

Key Responsibilities

Maintenance & Repairs

  • Perform and oversee daily maintenance tasks including HVAC, plumbing, electrical, appliance repair, carpentry, and painting.
  • Conduct routine inspections of building systems and units to identify and resolve issues proactively.
  • Ensure all work orders are completed accurately and promptly in accordance with company standards.
  • Maintain all mechanical systems, boilers, and water heaters as applicable.

Supervision & Scheduling

  • Lead, train, and mentor the maintenance team to ensure quality performance and safety.
  • Assign daily work orders and monitor progress to ensure completion in a timely and professional manner.
  • Coordinate on-call schedules and emergency response coverage.

Preventive Maintenance

  • Develop and execute preventive maintenance schedules for building systems, HVAC, and common area equipment.
  • Keep accurate records of inspections, repairs, and maintenance activities.

Vendor & Inventory Management

  • Source, schedule, and oversee contractors and vendors for specialized maintenance or major repairs.
  • Maintain proper inventory of tools, equipment, and supplies; track usage and reorder as necessary.
  • Ensure all purchases are within budget and approved by management.

Safety & Compliance

  • Maintain a clean, safe, and organized maintenance shop and storage areas.
  • Adhere to OSHA safety regulations and company policies at all times.
  • Respond promptly to emergency maintenance calls.
  • Ensure compliance with property, state, and federal building codes.

Qualifications

  • Minimum 3–5 years of multifamily maintenance experience, with at least 1 year in a supervisory or lead role.
  • Strong knowledge of electrical, plumbing, HVAC, carpentry, and appliance repair.
  • EPA Universal Certification required; HVAC certification preferred.
  • Ability to read and interpret work orders, blueprints, and technical manuals.
  • Strong leadership, communication, and organizational skills.
  • Valid driver's license and reliable transportation required.
  • Must be available for on-call rotation and emergency response.

Physical Requirements

  • Ability to lift up to 50 lbs, climb ladders, bend, kneel, and work in confined spaces.
  • Work indoors and outdoors in varying weather conditions.
