Job Summary

We are seeking an adaptable Property Manager to join the team at our property management company. The property manager is responsible for directly managing all aspects of all commercial and residential properties in our portfolio. Responsible for implementation of policies, procedures and programs that will assure a well-managed, well-maintained building and property. While placing a maximum emphasis on positive responses to the concerns and needs of the tenants, in coordination in conjunction with the owner's goals and objectives

Responsibilities

  • Prepare and report information in a timely fashion to designated staff as set forth by property owners.
  • Responsible for the construction and execution of all new and renewal Residential and commercial leases
  • Prospective tenant, showings
  • On Call for any emergencies
  • Responsible for all Move-In inspection and renewal Inspections, and all supporting documents
  • Qualify prospective tenants using background checks and references
  • Respond to tenant, owner management and vendor inquiries
  • Review specifications prepared for service contracts, managing all work orders related to all service contracts, maintaining all service contracts
  • Ensure that all fire, life safety, elevator, and boilers are all in coordinates with all state and town requirements. Along with certificates are all up to date and at each location in proper places
  • Review payables for all and any service contract quarterly and annual invoices
  • Weekly inspections of all properties contained within the portfolio, and schedule approved maintenance repairs and property updates
  • Investigate any complaints
  • Responsible for providing input to proposal efforts with the senior management
  • Work with Senior management to develop and implement outstanding work orders
  • Other duties as assigned by management
  • Work closely with senior management to ensure the properties succeeds as a profit center or expense control for ownership.

Skills

  • Experience with AppFolio Property managemwnt software
  • Excellent customer service skills with a focus on tenant satisfaction.
  • Strong negotiation skills with experience in contract management.
  • Familiarity with legal administrative processes related to property management.
  • Experience in real estate administration is a plus.
  • Ability to manage multiple tasks efficiently while maintaining attention to detail in data entry and filing processes.
  • Strong phone etiquette and interpersonal communication skills are essential for effective tenant interactions.

Job Type: Full-time

Pay: $65, $90,000.00 per year
