Airosmith Development is looking for an experienced Site Acquisition/Renewable Energy Consultant professional located in the Maryland area, who has worked on wireless site development projects and/or a motivated individual with strong desire to learn a new trade. This position is responsible for Renewable Energy duties related to wireless and/or utility projects within various geographic footprints or regions. Site Acquisition duties primarily include site identification, leasing, zoning and permitting activities related to wireless, renewable energy, or utility projects.

Responsibilities, include but are not limited to the following:
- Investigate geographic areas to determine the feasibility of site candidates while balancing land use compatibility factors and renewable energy potential (e.g., solar exposure, wind conditions, grid accessibility).
- For existing sites, modifications, or upgrades, perform file audits to determine existing conditions, client entitlements, and course of action for the proposed scope of work.
- Research relevant state and local land use, renewable energy permitting, and zoning laws, and prepare summaries as needed.
- Identify potential landlords or property owners, confirm interest, initiate offers, and conduct preliminary leasing discussions regarding general lease terms under supervision of a direct supervisor/manager.
- Coordinate preparation of title reports, environmental assessments, renewable resource studies, and any/all other due diligence items necessary for completing real estate transactions.
- Coordinate with construction, engineering, environmental, and legal departments as necessary to complete the land use entitlement process for both wireless and renewable energy infrastructure.
- Responsible for site candidate identification, renewable feasibility review, due diligence, and lease negotiations within a specified search area.
- Attend all public hearings and community meetings related to assigned wireless or renewable energy projects.
- Work with local municipalities, utility providers, and applicable agencies, taking all steps required to obtain necessary building, environmental, or interconnection permits.
- File all necessary paperwork with county clerk's offices to ensure proper recording of real estate transactions and renewable energy site leases or easements.
- Assist with ongoing forecasting of dates and completion milestones relating to assigned projects.
- Assist Project Manager as needed with project-related tasks across both wireless and renewable portfolios.
- Maintain close interaction and coordination with engineering, zoning, environmental, and construction teams.
- Oversee all related aspects of assigned projects including: Site identification and renewable resource viability review; Zoning and land use feasibility analysis; Lease and easement negotiation; Constructability and grid interconnection review; Preparation of site sketches and land use documents; Review of title reports for ownership, encumbrances, and easements; Landlord sign-off on all drawings prior to submittal for compliance with public agency requirements.
- Prepare and submit candidate packages for client review and pre-zoning analysis for approved candidates.
- Contribute to sustainability and renewable development initiatives by tracking project impacts, promoting green infrastructure standards, and identifying opportunities for co-location or energy efficiency improvements.
- Regularly report project status and schedules.
- Provide weekly status reports to internal teams and clients.
- Ensure all records, databases, and documentation are kept properly.
- Update Airosmith and/or client databases such as Airoflow, Site Tracker, Pace, Norad, Fuze, etc.
Requirements:
- Candidates must be located in the Maryland area.
- A valid state driver's license.
- Specialist II (mid-level): 3-5 years' prior telecommunications site acquisition experience and some form of project management experience required.
Education:
- Bachelor's degree preferred.
