DEPARTMENT Administration

POSITION: Maintenance Technician

SUPERVISOR: Maintenance Supervisor

HOURS: Full Time

HOURLY RATE: $16.00 to $17.00 per hour, commensurate with experience. 

Duties:

Establish and carry out a preventative maintenance program.

Coordinate and assign work to staff and residents involved in maintenance services.

Identify building and grounds problems, solutions and costs to remedy problems and present to supervisor.

Identify supplies needed and purchase only with approval of VP.

Maintain a clean, neat interior and exterior appearance of buildings.

Assure safe and proper storage of cleaning supplies and tools.

Participate in tasks needed to maintain building and grounds.

Maintain trees, scrubs and flower beds.

Repair and re-seed lawn each spring or as needed.

Remove snow from driveways and sidewalks whenever accumulated snow exceeds two inches or weather conditions are likely to develop/produce icy conditions. Assure safety of residents, employees and guests by spreading ice melt as needed.

Check and respond to Maintenance Work Requests daily. Maintain record of jobs completed.

Complete Life Unit Condition Reports when someone moves into or out of an apartment or duplex.

Repair or replace damaged or broken door and window hardware, plumbing fixtures, light fixtures, equipment and repair cracks/holes in drywall and paint as needed.

Refurbish living units between occupants.

Requisition service from approved vendors as needed and only with permission from Director.

Maintain equipment/appliances according to manufacturers' recommendations including routine oil changes for grounds care equipment, filter changes for HVAC units, etc. Maintain equipment in safe working condition at all times.

Inspect buildings and grounds on a regular basis.

Assure proper removal and disposal of trash and recyclable items.

Assist with set-up for special events.

Maintain an accurate record of chargeable services and provide record to supervisor by the 20th of each month.

On call responsibilities for physical plan emergencies.

Attend and participate in staff meetings as requested. Participate in in-service training, projects and activities as assigned.

Performs duties according to the highest ethical and moral standards and in adherence with the facility's corporate compliance plan and all applicable governing laws. Adheres to the facility's confidentiality statement in accessing and safeguarding protected health information (PHI) of residents and employees, as necessary to perform job duties.

Any other duties as assigned by Vice President of Assisted Living Services.

Qualifications

Qualifications:

High School or GED. Reading, comprehension and writing ability at 12th grade level. Post secondary training in related field preferred.

Valid NYS Driver's license, commercial license Class C or higher with passenger endorsement license required.

Experience with and ability to safely operate power tools and equipment including but not limited to saws, drills, sanders, lawn care and snow removal equipment, etc.

Knowledge of or willingness and aptitude to learn about proper care and maintenance of lawns, trees, scrubs and other plants.

Experience with drywall repair and painting.

Experience or interest in working with older adults.

Neat appearance, good personal hygiene.
