Maintenance Technician

Horizon Properties Group, LLC is seeking an experienced and self-motivated Maintenance Technician to oversee and execute maintenance operations across our portfolio of Class A office buildings and retail properties. This role requires a proactive professional with a technical background, problem-solving skills, and the ability to manage building systems with minimal supervision.

Key Responsibilities

· Serve as the primary point of contact for all maintenance-related issues, ensuring timely and professional resolution of tenant service requests.

· Respond to and handle tenant requests in a courteous, efficient, and safe manner.

· Perform diagnostics, preventive maintenance, and repairs on HVAC, electrical, plumbing, and mechanical systems.

· Lead or assist in the planning and execution of capital improvement projects, renovations, and system upgrades.

· Monitor and maintain building automation systems (BAS), energy management systems, and life safety systems.

· Respond to emergency situations (e.g., fire alarms, power outages, elevator malfunctions) with urgency and professionalism.

· Conduct regular inspections of building infrastructure, identifying and resolving potential issues and verifying equipment is in working order.

· Maintain accurate records of maintenance activities, equipment logs, meter reading, and compliance documentation.

· Perform general carpentry, drywall, painting, and finish work as needed.

· Ensure all work is performed in a qualified and professional manner.

· Other duties as assigned.

Additional Duties

· Oversee seasonal maintenance tasks including snow removal, landscaping, and exterior upkeep.

· Coordinate with third-party vendors and contractors as needed.

· Support special projects such as concrete sealing, pressure washing, and facility upgrades such as painting and cleaning.

· Provide mentorship or guidance to junior maintenance staff if applicable.

· Coordinate and work with other maintenance staff personnel in a cooperative manner.

Qualifications

· Minimum 5–7 years of hands-on experience in commercial property maintenance or facilities management.

· Knowledge of HVAC systems, electrical troubleshooting, plumbing, and building automation systems.

· Good communication skills and ability to interact professionally with tenants, vendors, and internal teams.

· Ability to lift 50 lbs., climb ladders, and perform physically demanding tasks in various conditions on a regular day to day basis.

· Valid driver's license and ability to operate snow removal and maintenance equipment.

· Good hearing required to hear portable radio, fire alarms, machinery, and guests.

· Good vision required to inspect and maintain equipment.

· Local travel is required with mileage reimbursement.

· Must be able to work a flexible schedule including possible evenings, weekends, and holidays when emergencies arise.

· Must be 18 years of age or older to apply.

· High school diploma or equivalent; in addition, trade school or special courses training in building maintenance or construction.

Experience
